Article 6
House repair and decoration during the lease period.
Party B shall be responsible for repairing the house. The scope and standard of repair shall be implemented according to the relevant provisions of the Ministry of Construction.
Party B can decorate the leased house for use, but it shall not damage the main structure of the house or affect the safety of the house. All renovation expenses shall be borne by Party B, and the ownership shall be owned by Party A after the lease expires. ..
Article 7
House use management during lease period
During the lease term of this contract, the management right of Party A's house is entrusted to Party B, and Party B's legitimate business activities and measures are not interfered by Party A, but Party B shall not affect Party A's income due to the reasons of its entrusting unit.
During the lease term, Party B shall bear the management fees and operating expenses arising from Party B's operation. ..
Article 8
Changes of both parties to the lease
1. If Party A transfers the ownership of the house to a third party (including legal heirs and other obligees) according to legal procedures, Party A is obliged to inform the third party of the lease facts and all the details of the house, and this contract will remain valid for the new owner of the house;
2. When Party A sells the house, it must notify Party B in writing one month in advance. Under the same conditions, Party B has the preemptive right.
Article 9
Maintenance and renewal of indoor equipment and facilities in houses
The apartment leased by Party A to Party B is equipped with complete furniture and decoration (see the decoration equipment list attached to the contract for details). During the lease period, Party B shall be responsible for the maintenance of indoor furniture and supplies and the renewal of consumables, and bear the corresponding expenses.
On the date of termination of this contract, Party B shall unconditionally return all furniture and articles in Party A's apartment, but Party B shall not be responsible for the decoration and depreciation of articles within its normal service life.
Article 10
responsibility for breach of contract
1. If Party B fails to pay the rent on time, it shall still pay the rent in arrears, and pay liquidated damages to Party A by multiplying 0.5 ‰ of the rent in arrears by the number of days overdue.
2. If the lease relationship agreed in this contract is interrupted due to Party A's transfer of indoor related articles without Party B's consent or taking back the house in advance by other means, it shall be deemed as Party A's breach of contract. Party A shall pay Party B a penalty equivalent to three times the current annual rent, and Party B has the right to require Party A to continue to perform the contract. If Party B agrees to terminate the contract, due to the interruption of the lease relationship between the two parties, Party B will no longer bear the responsibilities of this contract and related agreements.
The above-mentioned economic claims for breach of contract shall be settled by both parties through negotiation; if negotiation fails, they shall be settled through negotiation.

Article 11
termination of contract
1. During the lease period, Party A has the right to terminate the contract and take back the house under any of the following circumstances.
(1) Unauthorized transfer of houses, overseas investment in shares or exchange with others;

(3) Party B fails to pay the rent within the agreed time limit for more than four months.

1. Article 13
Exemption condition
Due to force majeure (including natural disasters, wars, etc.), the house is damaged or losses are caused to both parties. ), Party A and Party B are not responsible for each other. Article 14
Dispute resolution method
