Why don’t I suggest that everyone buy a house in a tourist resort?

The trend of cultural tourism real estate has started to rise in our country around 2010. A large number of cultural tourism projects have entered the market, most of which are for tourism and vacation, and for selling houses. Euphemistically called: consumption upgrade in the residential sector. We often compare it to Europe and other Western countries, saying that our country will be like others in a few years, and leisure vacations will become people's daily routine.

As a result, 10 years have passed, and 1.3 billion of us are still traveling together during the three golden weeks (Spring Festival, Labor Day, and National Day) a year. Why? Only these days are long holidays, so we can go on vacation seriously!

Europeans are free to take vacations for less than half of the year, and they are naturally lazier than Chinese people. If we have time, we would not be willing to take vacations. Why not try our best to find something to do? If you don’t believe me, go and see how the Chinese do business in Europe.

In other words, it will take a long time for China's leisure vacation to be close to that of European and American countries. Therefore, people who buy houses in scenic spots and resorts thinking that they can live there often in the future are deceived.

Because I have personally experienced the development of four cultural and tourism towns, I have the right to speak. Let me analyze why I say this.

First of all, it is the problem of the house itself.

The first problem is the high cost and relatively expensive housing prices. As we all know, the more beautiful a place is, the more inconvenient it is to get there. Does it add a lot of additional transportation costs to transport a large amount of building materials there? The climate conditions in the mountains are not good, and wind and rain often occur for no apparent reason. Will this affect the construction period? The mountainous terrain is hard, has steep slopes, and is difficult to excavate. A very thick retaining wall must be built, otherwise it is easy to collapse, affecting residential safety, etc. These additional costs are ultimately included in the housing price and borne by the home buyer. Therefore, the house you buy may be more expensive than those in surrounding cities.

High-cost houses bring slow appreciation. Take a resort town I developed in southern Zhejiang as an example. The serviced apartments with commercial property rights were sold for 15,000/m2 in 2017, and the garden The house price is 20,000 yuan/m?; while the house price in the local town is only 5,000 yuan/m?, and the house price in the county 30km away is 10,000 yuan/m?, do you think there is any room for appreciation of this price?

When you want to transfer a house like this, you find that no one has taken it over. Most of the people who bought this house are out-of-town customers. At that time, they used channels to get them to travel for free while they were still excited. Local people will not place orders for leeks that have been delivered. When you want to transfer, where can you find someone to take over? It is impossible for intermediaries to respond to everything like they do to real estate developers. It is even difficult to find a local intermediary.

Later, you gave up and thought that you could just live here on vacation and live there permanently when you grow old!

You may go there 2-3 times a year. If you go to a house that has been unoccupied for 3 months, you should be able to imagine the dust and musty smell (the humidity at the seaside and in the mountains is very heavy), and you want to find someone to clean it. , the nearest housekeeping company is 10km away from your home, it is expensive and hard to find. Clean it yourself. There are few commercial facilities in the scenic area, and you can't find any stores to buy cleaning supplies. You can only go to a small town grocery store to buy some cleaning supplies. After finally cleaning it, your back is sore and you don't feel like you are on vacation anymore. This does not include the cracking of the house, leaking water pipes, electrical leakage, etc. due to the initial deadline, irregular acceptance, and terrain settlement. The property management company only has very few staff members for this kind of project, and they are not busy when tourists are concentrated. Don't come. Therefore, it is very uncomfortable to live in your own house, unless you spend tens of thousands a year to keep a housekeeper at home, waiting for you to come home at any time.

Yes, even so, if you want to drink coffee, eat pizza, or buy milk tea, you have to open a store in the scenic area. They cannot open today because it is not a holiday, so everyone is generally closed to save costs.

Don’t get sick. In addition to the town clinic, there is also a veterinarian.

A female colleague who was on a business trip for a project called me at 4 o'clock in the morning and asked me to drive her to the county hospital for emergency treatment. She had gastroenteritis due to a bad meal the night before, and she had diarrhea and anal prolapse.

I wonder if you would still like this kind of vacation?

After talking about houses, let’s talk about what kind of behavior tourism itself is.

Travel is a one-time consumption. Even people in developed countries in Europe and the United States rarely go to a place repeatedly for vacation, unless they repeatedly go to surrounding places to walk their dogs and children on weekends. No matter how beautiful the scenic spots are, the first time you go there you will be excited and fresh, but the second time you go there it will be boring, let alone the third or fourth time.

The few small towns I have stayed in are all fairyland and paradise in the eyes of tourists, but for those of us who have lived there for a long time, the beautiful mountains and rivers are also boring at the same time. Just like the excitement I showed when I first stepped into this land was not understood by the local villagers, the big city we escaped was what they yearned for.

So people often say that "travel is just going from a place you are tired of to a place that others are tired of." This is human nature.

Since it is human nature, is it too impulsive for us to buy a house in a place that we like for the first time? Is it against human nature?

Even if it is a place like Jiuhua Mountain where you must go to burn incense and worship Buddha once a year, you can just rent a hotel and stay there.

Let me do the math. If you buy a house in a scenic spot for 1 million, it will not appreciate in value, it will not be easy to transfer and liquidate when you use the money, and it will be inconvenient to live in and take care of. If you invest this 1 million to buy a house for rent in the city, or deposit it in a bank, you will get 50,000 in rent or interest a year. You can use this 50,000 to stay in a hotel 10 times a year, even if it is the Golden Week hotel price. , is it enough? You can go wherever you want, there are no restrictions, you can stay wherever you want, and you don't need to worry about it. Just have a happy vacation.

Can you find a reason why buying a vacation rental is more worthwhile than staying in a hotel?
