The adjusted "Base Price of Monetary Compensation for Housing Demolition in Urban Areas of Hanzhong City" will be implemented from the date of announcement. Calculation method of monetary compensation for house demolition

1. Compensation formula for residential house demolition:

Compensation amount = [monetary compensation basis Price × (1± location comprehensive factor correction coefficient) + building replacement price × (1± building comprehensive factor correction

positive coefficient) × newness rate] × building area

The compensation amount is determined based on the monetary compensation base price of the demolished house (price per square meter of building area) and the building area of ??the demolished house. Courtyards that are larger than the building area of ??the house will also be assessed and calculated. Enter the total amount of monetary compensation.

Compound assessed value = monetary compensation base price × (1±location comprehensive factor correction coefficient) × (total land area - total building area)

This formula only applies to allocated land , if the land is transferred, the deducted land transfer fee should be added (the period must be corrected).

2. Compensation formula for demolition of commercial buildings:

Compensation amount = [monetary compensation base price × (1±location comprehensive factor correction coefficient) × street depth correction coefficient × floor correction coefficient +Building

Replacement price × (1± building comprehensive factor correction coefficient) × newness rate] The deducted land transfer fee should be added to the land (subject to period correction).

3. Evaluation method for house demolition for other purposes

The conditions and prices of houses for other uses vary greatly, so no benchmark price is set. During the demolition assessment, the following methods are used for estimation in accordance with the requirements of real estate valuation specifications:

Be able to collect sufficient transaction cases If there are comparable example houses that meet the specification requirements, the market comparison method should be used for evaluation.

Houses that are difficult to fully adopt the market comparison method but have obvious income characteristics and whose objective income is easier to determine are evaluated using the income method.

Housing that is difficult to use the market comparison method and the income method is evaluated using the cost method.

1. The applicable scope of the benchmark price is compensation for the demolition of various types of houses on state-owned land in the urban area of ??Hanzhong City;
