1. The height of the residential building is more than 4.5 meters. 2. The floor area ratio of foyer, lobby, atrium, inner corridor and lighting hall can be calculated according to its actual construction area.

3. When the height of a commercial building is more than or equal to 5 meters, when calculating the plot ratio index, the construction area shall be calculated by multiplying the standard construction area by 1.5 times. The building height of large-scale commercial buildings (such as supermarkets, large shopping malls, specialty stores, restaurants, entertainment and other commercial buildings with concentrated functions) that reach more than 2,000 square meters can be appropriately increased according to functional requirements. The floor area ratio of foyer, lobby, atrium, inner corridor and lighting hall can be calculated according to its actual construction area.

4. Underground space: when the floor height is more than 2.2m, and the ceiling of basement and semi-basement is not more than 1.5m higher than the outdoor floor, it is not included in the plot ratio; When the local upper part is greater than 1.5m, the building area of this floor is included in the plot ratio. Outdoor floor due to terrain changes, should be calculated separately according to the above provisions.

5. Overhead floor: an overhead floor with a height of more than 3.0 meters is set on the ground floor of the building, and its construction area may not be included in the floor area ratio, but closed departments such as elevator shafts, hallways and aisles should be included in the floor area ratio. The overhead floor should meet the following conditions: landing with columns and shear walls, transparent sight and open space; It has no specific function, and only serves as a public open space for leisure, transportation and greening.

The overhead floor should be included in the building elevation.
