Personally, I prefer a house with everything, otherwise you will be very passive if you work hard for a long time to let the landlord let you go. But even if I invest less, I have to invest thousands less, such as buying smart locks, murals, beds and mattresses.

Theoretically speaking, the more platforms a house has, the lower the vacancy rate will be. But I suggest that if you want to be a homestay, you still need to determine a core operating platform.

The importance of cleanliness is self-evident, and many guests will ask about the cleanliness of their homes. Everyone knows the truth, but the difficult thing is how to find a good cleaner.

If you have multiple houses in a residential area or concentrated area, you can calculate the cost and rent one yourself. You can find it through 58 cities and other channels. The advantage of this method is that it is flexible in employing people and can be managed according to its own standards. The disadvantage is that the cost is relatively high, which requires a certain management cost.

If your house is scattered or few, you can consider buying the services provided by domestic B&B platforms, such as Tujia, Piggy and Hazelnut, which all provide cleaning services. You need to make an appointment in advance to use the service of this platform. The advantage of this method is to buy on demand, and the service level is determined by the platform; There are still many shortcomings. The price is not really low, the time is dead, you need to make an appointment in advance, the cleaning time can not be arranged flexibly, and other cleaning that needs help can not be supported.

So my suite "borrowed" other people's cleaning in this way. What do you mean? I have a room in the hotel apartment, and there are other hotels in the building, just waiting for cleaning in the elevator. When you meet one, ask them if they can help me clean it, and how much is it.

In this way, I even found a very good aunt, who never had to worry about my job, and because she will be in this community all day, I can make a flexible appointment, and the price is much cheaper than the platform. One of the few shortcomings is that sometimes my aunt has a lot of rooms to clean, and she will be a little overwhelmed. (But even so, menstruation never let me down half a time. Daily consumables include shampoo, shower gel, garbage bag, toilet paper, disposable toothbrush, paper and towel. Although these things are small, quality control (cost control) should be done well.

As for shampoo and shower gel, I will buy my own daily use, such as Dove. Although I can't talk about it, at least I feel at home.

Toilet paper towels, paper pumping, this amount is relatively large, for cost reasons, I will not buy test paper towels, I will buy hotels instead of home.

Disposable toothbrush, I don't like the kind with strong plastic feeling, so I will buy a better product, but the packaging is not fancy, so as to strike a balance between quality and cost.

Towels, buy good quality, because they will be more washable.

There are many guests, and it is inevitable that there will be various minor faults in room items or household appliances. For example, the faucet is loose, the air conditioner remote control is lost, and the window is not easy to close. If these situations happen during the day, you can also directly find maintenance personnel to deal with them. If they happen at night, it would be better if you could bring someone who can repair them yourself. If not, it may lead to check-out. If you check out, the loss is not big, and airbnb will leave a corresponding evaluation.

Therefore, it is suggested to carry out regular inspection and maintenance to reduce accidents.

I have a great residential area, where the house is. Water charging can only be paid in the property, not recharged online in some communities. I usually try to charge it for three months at a time according to the loss in summer or winter, and then try to replenish it in advance, so as to avoid the trouble when guests check in without water and electricity. I haven't met it so far.

As mentioned above, we should consider the security situation of the community when we check in. However, community management can also be dynamic. My full occupancy rate is around 90%. Basically, except for the month of Spring Festival, I can eat enough every day.

Looking back on the process of being a homestay, I still feel that it is not so easy. There are many layers of condom details, and the ability to resist risks is poor (especially the epidemic situation). But how hard is it? It's really not. If you do it seriously, the time compound interest is still relatively high.

I am very glad to have such an experience of being a homestay, which can be regarded as a complete closed loop of doing business. Most importantly, it once gave me a sense of freedom. When I am not satisfied with being a screw, I still have a choice.
