His name sounds strange, and many people don't even know where it is, because after all, it's not very conspicuous or well-known. However, if I want to talk about kapok, the kapok in the East District is the newly opened Jinxiu Kapok. You should probably know where it is. Aotekochuang is next to Kapok, and its gate is a few steps north. A very inconspicuous gate. When I tell others where I am, I only need to repeat Splendid Kapok, and they will know because they have all come to eat at expensive prices.

In November last year, we settled in Aote Science and Technology. To be precise, it should be December. Because in November, there was just a simple ceremony, and I, as a person at the signing ceremony, went on stage to sign the contract. Now that I think about it, I feel very embarrassed. After the ceremony, we couldn't move in for half a month because the facilities were not complete at the time and we couldn't move in. I only remember being urged by the investment staff at the time to sign the contract and pay. I am still kind-hearted. After making the payment, I felt like I was being left out. So I urged them when the desk equipment would be ready and when they could move in.

Finally, on December 2, 2019, it was officially settled.

The first question we faced was, it was so cold, why didn’t they turn on the air conditioner? We are going to work by shaking our legs to keep warm. This is really strange. I really don’t know what they think? Treat companies that have just settled in this way. The reason given by the park turned out to be that there were too few companies settled in, and it was not cost-effective to operate central air conditioners. The park couldn't take care of it, and they were unwilling to open it even if we paid the fee.

Later, the park felt a little sorry for us. Maybe it looked at us so pitifully and gave us warmth. You probably can’t guess what I’m getting as a gift of warmth! They gave each company a small solar heater and planned to let each company rely on this small solar heater to survive the winter. I really couldn't complain at the time, and the park staff didn't take it seriously.

Maybe there are too many people suffering from the cold and they can’t sit still. Finally, one afternoon, I held a meeting with the park staff and strongly demanded that they turn on the air conditioner, otherwise they would not be able to move in. The park had no choice but to finally turn on the central air conditioner, which ended this ridiculous incident.

When you work here at Aote, what greets you every morning is not a quiet meeting or a quiet office, but the noisy sound of salute trucks almost every day. Because it is next to the Kapok Hotel, there are many wedding banquets. For those who work here, it can be restless from morning to noon.

Although the park advertises all kinds of beauty, you can really feel very little. Take the book bar and water bar closest to my office at that time. The water bar is on the third floor, the book bar is on the fourth floor, and the book bar is directly above the water bar. Over the past year, the water bar you saw has not been put into use at all, let alone the friends you invited to have a drink at the water bar. The book bar is littered with unknown books. They are not updated or replaced. They are just used as simple props for decoration and have no effect. During the summer vacation, this is still a place where some people take care of their children.

If you say it doesn’t matter, then it doesn’t matter, it’s just ancillary value-added. Let me talk about my experience of settling in, not only mine, but also those of other corporate friends.

Let’s talk about the automatic door at the gate first. The installation is similar to a second-hand one. It doesn’t work from time to time. The crowd will hit the door immediately, and the automatic door has not responded at all. It always needs you to make another move, move your arms and legs. It seems that it only knows that someone is coming out or going in, and then it responds. As time went by, everyone knew the nature of this door and no longer used the automatic door. It was much faster to take the side door and take two more steps than the automatic door, which saved a lot of time.

Their elevators are also weird. Two elevators on the same floor are always faster and slower, and everyone can feel it. The park testers always said that there is no problem, and the people who move in are used to it. They always take the faster elevator, which is more efficient and saves time. As for how many times the elevator broke down during this year, I really haven't kept statistics. Anyway, it breaks down every once in a while. When I was about to move out at the end, the elevator broke down once. People who work in the park also complain a lot.

There are a lot of things caused by air conditioners. Mine was fine, but there were one or two problems at that time. The first time was that the wind from the central air conditioner kept blowing downward, and there were two lights below. The two lights kept dazzling there, which made people upset. Every time other companies from nearby companies in the park came to say hello, they would complain about your lights. I said I might be out of my mind, but the park didn’t come to deal with it. Later, I talked too much and couldn't bear it anymore, so I used the heating bill I planned to pay to complain to them. Don't tell me, it really works. I'll arrange it right away.

Once again, the air conditioner leaked water. I really don’t know why. The air conditioner on our fourth floor was fine in the summer, but it couldn't be said on the fifth floor. After a day or two, the air conditioner got clogged and stopped cooling. I often see companies settled on the fifth floor complaining in the park group.

I think the most ridiculous thing is the four words "Be careful with hot water" on this wash basin. In the past year since I moved here, I haven't seen hot water flowing in it at all, so how can I "be careful with hot water"?

This is the lobby of the park. After a year of walking, it still looks like when I first arrived. I've been looking at the list of companies that have settled in the park for a year, but it's all blank. I didn't expect that in the last few days before I left, they actually updated it and finally posted the companies in the park. It really felt like a miracle. I'm thankful for the companies that are still here.

Let’s put two pictures of the environment. I can say this. Overall, it looks okay. It’s like an office park, where companies are stationed. You can check it out with your fingers, and all kinds of services are available. I can't keep up. They can only give you a room and leave the rest to you. It is no longer considered a maker space, nor is it like a startup park.

There are other issues such as parking charges in the park. In addition to charging parking fees for employees stationed in the company, your customers and your friends will all have to pay for parking. Who else dares to do this?

Not to mention other entrepreneurial guidance, preferential policies, rent exemptions, etc., you can hardly see them and have no chance to meet you.

In fact, what makes me feel more uncomfortable is the kind of deception. I wanted to choose a 30m2 one, but the investor said the smallest one was 60m2. After I settled in, I found out that there are 30-60m2 ones. This is similar to when you buy a house on the floor you want, the real estate consultant will always tell you that it is not available, and then recommend you to buy other rooms. Only after you buy it will you realize that there are so many floors of housing available.

Before settling in, we discussed with the park’s investment attraction about later event promotions and investment attraction, so that we could help each other and replace some resources. But since moving in, it has become something else.

In early November this year, I asked about the expiration date, and the contract stated November 11th. As mentioned before, the move-in date was December 2nd, and the park wanted to tell me that it was due on November 11th. After I listed various actual move-in matters, they allowed me to move out at the actual move-in time. Later, they asked me for the property fee because I was really not satisfied with the services and facilities here. I was embarrassed by what they said. In the end, I was exempted from the property fee by more than 2,000 points. I think I have some conscience. There were friends at my company that day, and they laughed all kinds of things when they heard me chatting with them.

This is also a park that I highly do not recommend, as the experience is terrible. Later, during the Xiaomi sales period, fans and friends came one after another and wanted to settle in. I would not recommend them to come here.

Before me, many companies moved out, and after me, companies in the park also moved out one after another. Obviously, everyone felt the same about him.

The land of Aote Kechuang is the land of Aote Garments, which is an industrial land. On the right is a newly opened hot pot restaurant, and on the left is Kapok, which itself is also used for offices. I wonder if this unauthorized conversion of industrial land into business and hotel land is in compliance with the land use plan? Is the change of land use registered? This temporary park is obviously not a long-term solution.

After talking about this, many people will probably say, why don’t you go to Zhongyuan Zhigu? Before coming here, I did consider Zhongyuan Zhigu, but I wanted to find a park where there would be less trouble and some assistance could be provided to work, so I didn't go to Zhongyuan Zhigu.

Zhongyuan Zhigu has also started charging fees. As for why the fees are charged, it is because the city government has cut off subsidies. It spends tens of millions every year but does not produce anything that the government can be proud of. Without government subsidies, Zhongyuan Zhigu will also start to extend its sickle to the companies that have settled there.

Regardless of whether you moved in during the three-year rent-free period or now, you have to calculate the fees, which makes many companies that are already in Zhongyuan Intelligent Valley quite complain.

Originally, everyone was not well-off, so they all came here for the rent-free period to try to reduce some expenses for their own companies. Unexpectedly, he still didn't hide away. It is already difficult for small and micro enterprises in the park to operate, which will increase the crisis for the enterprises. This has even forced small businesses that were already in trouble to either withdraw or move to smaller rooms.

Many people moved in for the rent-free period. Now it is no longer free, and Zhongyuan Zhigu is no longer good, but compared to Aote Science and Technology, it is still a little better.

At present, your expenditure to settle in Xingyang Entrepreneurship Park is much higher than your expenditure to rent a well-decorated apartment to work. Therefore, I suggest that you do not settle in the entrepreneurial park in Xingyang at will. At least, that's the case for now.
