Combining my own design experience and my wife's small hostel, I will tell you some differences between homestays and hotels.

The biggest difference between a B&B and a hotel is that B&B has its owner. The theme of B&B is to amplify and materialize the owner's hobbies or beliefs. What B&B shares with residents is the culture of the proprietress and the life of the shopkeeper. What B&B can benefit from is "identity economy", which is a group of basin friends attracted by their owners' hobbies. It is a small circle for some groups.
