Relevant regulations on building density

1. According to the Interim Provisions on Urban Planning Quota Index issued by the National Capital Construction Committee of China, the residential building density of new residential areas is: generally, it can be about 26% for four-story buildings, about 23% for five-story buildings and no more than 20% for six-story buildings.

2. The density index of residential buildings depends on the organization of courtyards, the proportion of green space, the requirements of climate, fire prevention, earthquake prevention and terrain conditions on the layout of residential buildings, as well as the number, spacing and layout of buildings. Generally speaking, the higher the average number of buildings, the lower the building density.

What is the standard of hotel building density?

1. The density index of hotel-style residential buildings depends on the requirements of the courtyard organization, the proportion of green space, climate, fire prevention, earthquake prevention and terrain conditions on the layout of residential buildings, as well as the number of building floors, the spacing between houses, layout and other factors. Generally speaking, the higher the average number of buildings, the lower the building density.

2. The residential density of the newly-built hotel residential area is: generally speaking, the four-story building can be about 26%, the five-story building can be about 23%, and the six-story building can't exceed 20%. The first to third floors are low-rise residential buildings, the fourth to sixth floors are multi-storey residential buildings, the seventh to ninth floors are medium-high-rise residential buildings, and the tenth and above floors are high-rise residential buildings. There is no such name as small high-rise in the national standard, which was put forward by the developer.

3. The hotel building density should be divided according to the building climate zone. For example, in the second building climate zone, the state stipulates that the building densities of multi-storey, medium-high-rise and high-rise buildings are 28%, 25% and 20% respectively.
