What should I do if the room is not well ventilated

Key points of hotel-style apartment design:

First, several main design principles and their relative proportions in the corresponding design.

Hotel-style apartment is a kind of architectural complex, and various functional systems are intertwined. In the design, we should follow a series of design principles to ensure the rationality, effectiveness and overall smooth operation of each functional space.

(1) principle of overall organic. As a complex large-scale system, every unit in a hotel-style apartment is a complete small system, and each system is interrelated and affects each other. Therefore, whether it is the design of public parts or the design of each unit, there must be an overall concept.

⑵ Dynamic organic principle. The living time and personal needs of the residents of serviced apartments are very complicated, so the principle of dynamic flexibility should be adopted in the design to adapt to various variable factors.

(3) The sequence and procedural principles of the system. Different guests put forward different demands at the same time, and property management personnel should follow a certain order and procedure when dealing with them, so the level and priority of the system must be considered when designing.

(4) The principle of individuality and unity. The needs of serviced apartment residents are more personalized, and property managers need to provide personalized home and services. Therefore, the design should reflect the concept of individuality as needed, emphasizing the unity of huxing.

5] Material selection should follow the principles of affinity, household use, comfort and practicality.

The principle of "energy level transition" in color system. In order to make the application of hotel-style apartment color colorful and coordinated, we must first determine the main color tone, and then establish a special color system table according to the color temperature and color difference as a reference.

The apartment design of hotel-style apartments is basically divided into two series: "simplicity" and "compound". Simple Xing Tao mode takes hotel-style rooms as the main living system, and the living room, bedroom and all service facilities are concentrated in one big room. The duplex Xing Tao pattern is to set the living room and bedroom in different rooms, which can be two rooms, three rooms or even more. Moreover, according to different levels of residents and their living habits, the bedroom apartment design can be flexibly separated.

Second, perfect supporting facilities and internal space design standards.

As a stable residential building form, serviced apartments should have complete supporting facilities to meet the requirements of basic living functions, including independent sanitary facilities, kitchen operation area, dining area, writing work area, dressing area and clothes storage area, among which independent sanitary facilities and kitchen operation area are indispensable in the design. In addition:

(1) For units with more than two houses, walk-in dressing rooms and storage rooms should be designed;

⑵ The design of the bathroom should reflect the sense of fashion. When conditions permit, it can be divided into dry and wet areas or designed with double basins.

(3) Adopt central air conditioning system, measure by household, and the room temperature can be adjusted independently.

(4) It can receive multiple international satellite TV channels.

5] The kitchen design must fully consider the placement of electrical equipment and allocate enough rated electricity for each household.

On the interior space design of serviced apartment;

(1) The lobby design should be open and modern, with an area of 300 ~ 400 square meters, with a rest area and a reception area.

(2) The indoor clear height of the standard floor is not less than 2.7 meters, and the indoor clear height of some central air-conditioning low areas is not less than 2.4 meters.

(3) For units with two or more houses, the living room area is not less than 35 square meters, the lighting width is not less than 4.2 meters, the depth is not more than 12.5 meters, the main bedroom area is not less than 16 square meters, the lighting width is not less than 3.6 meters, and the main bathroom area is not less than 8 square meters.

(4) Hotel-style apartments located in the complex should have convenient and safe connecting channels with supporting office buildings, commercial centers, exhibition centers and hotels.

Three. Safety and security facilities in place

High-end apartments are generally more secure, and serviced apartments are no exception. There are several main design points that cannot be ignored in safety facilities:

(1) Set up four major safety precautions, namely, TV monitoring system, entrance guard management system, burglar alarm system and patrol system.

⑵ If conditions permit, we can consider applying integrated security technology. If someone breaks into the fortified area at night, the security system will turn on the lights in the corresponding area at the same time as the alarm, and link the nearby cameras for video recording.

⑶ The integrated technology of access control system and elevator can be considered. When residents swipe their cards at the gate, the system can automatically call the elevator to wait on the first floor. For important residential floors, the entrance guard will automatically send the residents to the designated floors according to the input data to prevent the residents of different floors from interfering with each other.

(4) The integrated technology of parking management system and elevator can be considered. When a resident passes the entrance of the parking lot, the parking management system will record the information of the entrance, turn on the lighting of the corresponding area according to the user's parking space, and automatically call the elevator to wait at the floor after a certain delay, saving the waiting time of the user.

Case study-Kempinski Hotel Wuhu Kempinski Hotel is located in Wuhu Economic and Technological Development Zone, with a total land area of 13.8 hectares, 2 kilometers away from Wuhu Yangtze River Bridge, with the scenic Silver Lake in the west, Fengming Lake Road in the east, Yuexiu Road and Midea Industrial City in the north and Huaxin Pharmaceutical Company in the south. The overall shape is a north-south rectangle. The whole project is dominated by five-star hotels, including the urban complex of serviced apartments, office buildings, businesses and other service facilities. According to the regional location, how to combine the lake landscape on the east and west sides, handle the relationship with the factories on the south and north sides, and straighten out the functional order of each part is the focus of the scheme design.

Scheme 1: Water Axis Scheme

This scheme embodies the gestalt theory well. The whole design is perfect and harmonious, and all elements are unified in a big composition. Taking Yinhu Lake as the starting point of the axis, the project land continues to extend to the city, forming the concept of water axis. Not only the lake view is introduced into the hotel, but also the lake water is introduced into the city in the form of landscape axis. This scheme pays attention to the relationship between building volume and the feeling of external space formed between forms, forming a sense of flow. Considering the requirements of enjoying the scenery, the hotel faces the Silver Lake in an arc shape, while the main facade faces the passenger flow direction. Taking into account the long-term needs of the guests, the design company's apartment is mainly oriented north and south, and guests can enjoy the lake view at any time.

Because the plan emphasizes the central position too much, there are many constraints on the layout, volume and relationship of the later buildings, and the development land is too scattered, so it is not determined as the implementation plan.

Scheme 2: Folding plate scheme

In this scheme, apartments and hotels are organically connected in the form of turning connecting plate buildings, forming a complete and unique architectural form while maintaining functional independence. Solving the relationship between hotel rooms and apartments in a unified form shortens the traffic streamline and is very conducive to unified management.

The scheme emphasizes the architectural concept of nature, environmental protection, energy saving and health. Because the apartment and guest room adopt a single corridor, the depth of the building is reduced, and each guest room can be naturally ventilated by convection, ensuring that the guest room has sufficient sunshine and beautiful scenery. On the east side of the atrium of the hotel is a large-area openable glass curtain wall, which can not only maximize sunshine, but also ensure fresh air convection, reduce heat load and reduce hotel operating expenses. Combined with the needs of functional activities, the scheme also designed a three-dimensional main greening system, including lake view-water view in the planned land-inner courtyard green space and garden-multiple greening platforms located on the roof on the first floor-open hanging garden-viewing balcony of rooms on each floor.

In the aspect of emphasizing the permeability of the building and the organic integration of indoor and outdoor space, this scheme makes the visual effects of the entrance square, indoor and inner courtyard communicate in one breath and form a flowing space through the local overhead treatment of the first floor and the use of large-area transparent glass. On the east side of the atrium of the hotel is a transparent glass curtain wall, which introduces the entrance green square and street view into the room. On the north side of the second floor, the top two floors are overhead, combined with the roof garden on the top of the first floor, which highlights the spatial level and smooth effect of the building.

However, due to the small possibility of implementing the scheme in stages, the owner finally did not adopt this scheme.

Scheme 3: Garden-style ecological scheme

This scheme is the final design scheme selected by the owner, and its main features are as follows:

(1) The possibility of phased development is considered in the whole preliminary planning, and the direction of post-construction is properly considered on the premise of ensuring the land for pre-construction projects to ensure the continuity and integrity of pre-construction and post-development.

(2) The beautiful scenery of Silver Lake has become a rare environmental condition for this project. In the design scheme, the lake will be partially enlarged and introduced into the hotel planning area, making it a living water along the lake landscape belt. With the design and modeling, hotels and apartments will have the visual conditions to appreciate the Silver Lake landscape.

(3) The outdoor parking lot should be combined with the landscape belt along the street. This scheme combines the main waterscape along the street with the outdoor parking lot to reduce the dust of cars on the main road and expand the depth of field of the building facade.

(4) The main building is inverted in two directions, which is beneficial to the lighting and ventilation of the building and has a good landscape orientation. The podium adopts arc elements and runs through the main building.

(5) Highlight the architectural concept of sustainable development. The exterior wall of the main building adopts mirror-coated reflective glass, which reduces the influence of direct sunlight on indoor microclimate and is beneficial to energy saving and maintenance of air conditioning. The setting sun shines obliquely, and the light reflected by the glass curtain wall blends with the landscape of Yinhu Lake. It embodies the design pursuit of the integration of architecture and environment, and the coexistence of humanity and nature.

(6) The whole design scheme pursues the organic combination of architecture and urban development. The ultimate goal of the scheme is to make it a landmark building in Wuhu Economic and Technological Development Zone, and the waterscape along the street and the open modeling of the building highlight this theme.

(7) Hotel lobby and indoor and outdoor waterscape complement each other. The landscape axis at the back of the lobby, combined with the water town customs of Wuhu and the unique techniques of Huizhou architecture, has created an antique ferry, and the taste of the hotel has been newly interpreted here.

(8) Hotel suites and apartments are designed according to international five-star standards, and the building structure is optimized, so that they can be flexibly divided according to specific use requirements in the later period to meet different functional needs of customers.

(9) The organization of external traffic streamline is smooth and reasonable, and the selection of traffic contact points is just right. Internal traffic is combined with urban traffic trunk roads through the landscape belt along the street.

This scheme not only solves the functional relationship, but also solves the landscape and orientation problems well, which is beneficial to the later development and phased development, so the owner chooses this scheme as the development scheme.
