Guide to the old houses on Wukang Road, Shanghai, the houses and villas on Wukang Road
1. Bungalows and villas on Wukang Road, Shanghai
There are many quiet roads in Shanghai, but the quietness of Xingguo Road in Shanghai is a dimly lit quiet that transcends the bustling and bustling surroundings. In addition to its rich cultural landscape and historical heritage, it is also a very bourgeois road. If you want to experience the quieter the cicadas are and the quieter the birds singing, you might as well take a walk on this Xingguo Road.
Xingguo Road is one of the boundary roads between Xuhui District and Changning District in Shanghai, and belongs to Changning District and Xuhui District. The total length is nearly 1000 meters. Xingguo Road, formerly known as Leishang Road, is located on the western edge of the French Concession. In 1943, the Wang Puppet regime took over the concession and renamed it Xingguo Road.
Most of the historical buildings on Xingguo Road are garden houses, concentrated in the courtyard of Xingguo Hotel at No. 78 Xingguo Road. Shanghai Xingguo Hotel is located in the center of the consular district. It is one of the garden-style villa hotels in the center of Shanghai, with a unique garden of more than 70,000 square meters.
Building No. 1 has a construction area of ??1,647 square meters and is a two-story brick-concrete structure. It is a royal classical building in the style of a British palace. It was designed remotely by a Scottish architect in England (who never saw the building in person until it was completed). The roof is covered with purple copper plates weighing dozens of tons. After a long period of time, a thick layer of patina will form, and the color will be purely yellow-green, so it is also called a copper house.
The verandah on the second floor adopts Ionik double columns. There are four pitched roofs on the east and west sides, and the second pitched roof in the middle has five square cabins with dormer windows. Two straight chimneys pass through the roof. The plan is composed of the main building and the auxiliary building in parallel. The south facade is divided into three longitudinal sections: left, middle and right.
Building 2 of Xingguo Hotel has architectural features. Building No. 2 was built in 1925 and is a British-style building. It is a pseudo-three-story brick-wood structure garden residence. The west gable is connected to a one-story building, with machine-made flat tile steep roofs in various combinations. The south facade consists of a gabled gable roof and a hipped roof perched on the top of the hill. The gables and resting sections are decorated with vertical black slats. There are two groups of three clear-water red brick arc arches on the second floor. The window frames and windows are decorated with clear-water red brick dentils, and the subfloor. The ground floor facade is based on white and is separated from the upper part of the building by horizontal lines.
Stepping into Xingguo Hotel is like stepping into a European-style garden. In the spacious garden, the green grass is fragrant, and the lawn is covered with towering century-old trees. Among these trees, there are two king pines in the Jiangnan area alone, as well as many centuries-old camphor, five-needle pine, maple, cedar, cypress, and precious fruit trees such as ginkgo, torreya, and kumquat. 13 courtyard villas with different styles are nestled among the sounds of birds. Each house has green lawns in front and back, enjoying the pastoral style.
There is also a famous person living on Xingguo Road. He is Zhao Zukang, known as the father of Chinese highways. Zhao Zukang's residence is at No. 324 Xingguo Road. Zhao Mansion is a two-story villa built in the late 1930s.
Zhao Zukang graduated from Tangshan College of Jiaotong University (now Southwest Jiaotong University) and is an expert in highway engineering and municipal engineering. In the early 1930s, I was engaged in the preparation and construction of China's highways, which laid the foundation for the development of modern highways. In May 1949, on the eve of Shanghai's liberation, Zhao Zukang became acting mayor for seven days. He served as deputy mayor for 14 years. After 1949, he served as the leader of Shanghai's municipal construction for a long time, presided over the formulation of Shanghai's urban planning and proposed a development blueprint. With his special status and dedicated work, Zhao Zukang played his due role and made the best contribution.
Xingguo Hotel is famous for its afternoon tea and has a good reputation. If you choose to travel to Shanghai during the National Day, it can be used as a reference. In Shanghai in October, the breeze is calm. Whether it's sunny or rainy, autumn has a unique charm, perfect for a lazy and leisurely afternoon tea.
2. Shanghai Kangping Road Villa
Sheshan has always been known as a gathering place for the wealthy and is adjacent to the Shanghai National Tourist Resort. Among them, the famous villas include Ziyuan, Dongziyuan, Yuehu Villa, etc., which are composed of 18 islands and a peninsula. The well-named Sheshan Villa No. 1 covers an area of ??1,200 square meters, with a construction area of ??1,481 square meters and a market value of 120 million yuan. It is currently the highest and most expensive garden villa in mainland China.
According to the agent of Zhongyuan Real Estate Company in 2016, Mr. Chen Zhengsong, the president of a cultural company in Shanghai, purchased multiple single-family villas in the name of his students, most of which were used for investment and operation. One of the buildings may be used for self-occupation, with a total construction area of ??approximately 3,713 square meters. The purchase price that year was as high as 61.7 million yuan, and its status is self-evident. Chen Zheng’s move in the Shanghai real estate industry has allowed wealthy people to redefine the Sheshan land parcel.
Imagine independent villas worth more than 15 million to hundreds of millions, with different styles standing on mysterious islands. Luxury yachts are docked at the private yacht dock next to the villas surrounded by clear water. This is not Long Island, New York, The wealthy areas of Beverly Hills in Los Angeles, the 16th arrondissement of Paris, and Tokyo Bay in Japan are the wealthy areas located on the edge of Sheshan, a famous scenic spot in Shanghai.
Real luxury homes emphasize seclusion, avoid excessive prosperity and chaos in urban areas, and require rarity, nobility and privacy. ——In Shanghai, Sheshan villas are the first choice. There has always been a rumor that powerful people in Shanghai live on Kangping Road, and rich people live on Yanheng Riverside and Sheshan Villas.
In 1992, the first high-end villa development project at the foot of Royal Garden Sheshan ushered in the villa era of Sheshan. With landscape resources as the background, the development of Sheshan's top villa community has injected new value into it, and circles and identity labels have begun to appear in Sheshan.
3. Shanghai Wukang Road villas for sale
Shanghai city center villas are mainly located on Taiyuan Road, Gaoyou Road, Wukang Road, and Kangping Road.
9 a.m. to 10 a.m.
Wukang Road, shaded by parasol trees, is a must-visit place in Shanghai. It is also Shanghai’s pilot fallen leaf landscape road and is a very literary street in old Shanghai. It's beautiful when photographed.
Wukang Building: a landmark building
Wukang Building is a landmark building on Wukang Road. It feels like a blockbuster as soon as it is launched.
Lilac Garden: British country-style building
It is one of the top ten outstanding garden houses in Shanghai, and the lawn in front of the house is also very pleasant. If you can sit here and have a cup of afternoon tea, you can get rid of the fatigue of the week.
4. Pictures of old houses on Wukang Road, Shanghai
Jing'an District
Jing'an District has the true elegance and grace in the prosperity of Shanghai, and the constant charm of Nanjing West Road Matt is so intoxicating. The coexistence of human nature and modernity in the Peace Palace reflects the Shanghai style culture of Shanghai. And there are many luxury houses around, especially Jing'an. Jing'an District is the most central area in Shanghai and is recognized as a prime location. With convenient transportation, profound cultural heritage, and developed commercial environment, it is a high-end luxury residential area. It is also a charming urban area in Shanghai. Today, when it has become a modern top business district and luxury residential area synonymous with Shanghai, the cultural accumulation of old Shanghai has also left a deep mark here.
Huangpu District
Nanjing East Road, People's Square, Yu Garden, and the Bund are all the most prosperous centers in Shanghai. They are all located in Huangpu. There is no doubt about their prosperity. However, many people may still prefer a quiet life amidst the hustle and bustle.
Pudong New Area
Pudong New Area is too big. It used to be very big, but now Nanhui is here together. Nanhui is a low-ranking suburban area with a backward economy. The more famous ones are Dishui Lake and Huinan Town. The merger of Nanhui and Pudong will not make Pudong more sublimated.
The inner ring of Pudong is relatively developed, and Lujiazui is the financial center of Shanghai. The Shenyuan section has a stadium and housing prices are relatively high; Century Park, with its flowers and trees, is a residential sub-center; and the Linsan section outside the inner ring was originally a residential area for demolished households. Now, because the Expo site is located in Linsan, housing prices there are soaring. Disney's settlement in Chuansha, located in the outer ring, has promoted the economic development of Chuansha. In short, rich people live in Pudong, poor people live in Pudong, rural people live in Pudong, and Puxi people can also live in Pudong. The development of Pudong is very uneven. And I have to say that Pudong lacks the taste of Shanghai and the taste of old Shanghai in Hongkou. This can never be changed, because humanities are elements that cannot be copied.
Xuhui District
If we only talk about the north of Zhaojiabang Road, Xuhui may be able to take the top spot in old Shanghai.
In the early days of the National Government, many heroes lived on Wukang Road, Hunan Road, Dongping Road, and Huaihai Middle Road. Kangping Road adds glory to Xuhui. But later they merged to form Xuhui’s current TEDA, Tianlin, Longhua, Changqiao and Longjing. In the eyes of old Shanghai, these places are still very remote even now.
Changning District
The number of luxury houses in Changning, the central district, is completely less than that of the three zero-coordinate urban areas in the city center (except for villas). Compared with the old commercial centers of Nanjing West Road, Nanjing East Road and Sichuan North Road, Zhongshan Park is like Yangpu Wujiaochang. In terms of scale, Zhongshan Park is not as big as Xujiahui and Wujiaochang. Moreover, the essence of Huashan Road and Yuyuan Road are both in one district of Beijing. Gubei is a noble international society, but it doesn't taste like Shanghai at all. The price of Tianshan plate is even similar to that of Yangpu in Hongkou, North District. The Greater Hongqiao may be beneficial to Changning in the future, but it will mainly operate as a transportation hub. Although there is a business district, the development of Greater Hongqiao is like Chicago in the United States.
Hongkou District
There is no doubt that even if Hongkou develops slowly due to various factors, it is still the best district in northern Shanghai, bar none. The North Bund has the only platinum bay mansion in North Shanghai with a unit price of 100,000 yuan, and is Shanghai's international shipping center. The Lu Xun Park section is full of profound cultural heritage, mature commercial districts, complete transportation facilities, and rich leisure and entertainment. Even old Shanghainese can't leave their motherland. There are green spaces, Sichuan North Road Commercial Street, Duolun Road Cultural Celebrity Street, the First People's American Hospital, rail transit, football fields and century-old French plane trees. You can't even imagine that the old Shanghai customs of the 1920s and 1930s are so closely related to today's fashion and prosperity. Shanghai is great, but it’s all done here. This is the license plate of Lu Xun Park.
Yangpu District
Yangpu is the fastest growing city in the central area of ??Shanghai. Wujiaochang is one of the top ten commercial centers in Shanghai and one of the four urban sub-centers. The construction of Dalian Road Modern Service Area has introduced a large number of Fortune 500 companies, and a large number of mid- to high-end residences have been built in the inner ring of Yangpu. Although the East Bund, Yangpu Bridge and Gongjun Road are still crowded with shantytowns, the future development of Fuxing Island at Fisherman Wharf will make Yangpu one of the suppliers of riverside luxury homes. Regarding the North District, Yangpu's disadvantage is its geographical location, but in 2011 Yangpu had four subways. It is much faster from Yangpu East Bund to Lujiazui Financial Center than Zhabei. At the same time, Yangpu has the longest riverside coastline among the nine central urban areas, and the future will be very good.
Putuo District
Changshou Road is undoubtedly the best representative of Putuo. The business is prosperous, the residence is suitable, and it is adjacent to the Suzhou River. Other parts of Putuo are still relatively desolate, but in the future, Ordinary Truth will be transformed into one of the four sub-centers of Shanghai - the transportation hub center, which will complement the Xujiahui commercial sub-center, and the Changfeng Ecological Business District The development will inject new economic impetus into Putuo. Putuo's central business district will also bring new growth momentum to Putuo's prosperity.
