To talk about housing prices in Hanzhong, we must first understand the country's economic policies and the trend of housing prices nationwide. From the current point of view, the economic improvement will continue, and the downward trend of housing prices will continue. For Hanzhong, it will be the same. But there are also some situations worth noting.

First, how much house prices will fall. This question is not easy to infer. Personally, I think it is possible to reduce the price by 800 to 1000 yuan per square meter on the basis of the highest price last year. I went to one or two counties in Hanzhong during my vacation. In some counties, the price drop is quite large, and the group purchase price of individual communities has fallen below 2000 yuan. For Hanzhong, there will be a large downward space for house prices in the first half of this year. Buyers are advised to pay more attention and act cautiously.

Second, affordable housing will become the largest idle housing. When I say this question, I don't mean three or four things about national policies, nor do I deny the role of affordable housing in curbing housing prices, nor do I comment on whether the distribution of affordable housing is fair, but I just feel that there is something wrong with the current construction speed. Last year, 22,000 affordable housing units were built in Hanzhong, and more than 4,000 units were built in one county. I went to some towns, and almost every town is building affordable housing. If we continue to build at this rate, the number of affordable housing in Hanzhong will exceed10,000 in five years, and with the continuous construction of commercial housing, everyone will understand how many houses there will be in Hanzhong. Moreover, the location of affordable housing is relatively partial and the supporting facilities are not perfect. With so many houses, I really don't know who to live in.

Third, there will be a situation in Hanzhong where large enterprises monopolize the housing market. Last year, Hanzhong selected the top ten properties. It is not clear how many big developers monopolize them, but the recent situation has emerged. For example, Wanbang invested 654.38+0 billion to develop Xingyuanhu area, China Communications Group invested 654.38+0 billion to develop Binjiang New Area, and Evergrande City and other housing enterprises did not know how much to invest to develop Dahekan area. These real estate developers and projects in Hanzhong may monopolize the real estate market in Hanzhong in the next few years. It is self-evident who can control the housing market in Hanzhong at that time.

Fourth, there are still some incongruities. Let's talk about the land issue first. The government is using administrative functions to collect and store a large amount of land. They buy land from ordinary people at low prices and then sell it to developers at high prices. After the developer built the house, he sold it to the tenants at a higher price, which pushed up the house price. Then, almost all the land around the city and along the expressway has been collected and stored by the government, and towns are also learning this set, with the help of key towns to build and build affordable housing to reserve a large amount of land. When I walked around the town, I hardly saw a large area of farmland, but all I saw was the construction scene in full swing. Let's talk about house prices. I heard from a friend that the price of commercial housing in a county has been greatly lowered recently. The group purchase price has reached 1.900 yuan per square meter, while the government-built affordable housing price is 2,200 yuan per square meter. The competent department does not approve the developer to reduce the price, otherwise the interests of the government in building houses will be affected. Who will build so many houses? This kind of thing is a bit uncomfortable to think of. Isn't it harming the interests of ordinary people? Moreover, the state built affordable housing itself to curb housing prices, and now it has become like this, which is somewhat puzzling. This situation may not be a case, but it will become a problem in the near future.

We can also analyze many situations and ask many questions. I don't want to expose anyone's shortcomings, but I mainly want to see how many houses will be built in Hanzhong and what the price will be. Everyone can judge when buying a house. A word of warning, don't act blindly and cautiously.
