What's the difference between an apartment and a commercial house?

There are three differences between apartments and commercial houses:

First of all, they have different meanings:

1. The meaning of apartment: apartment is a kind of collective residence, which is called unit building or residential building in Chinese mainland and unit building in Hong Kong and Macao. Refers to a lifestyle with complete living facilities, but only part of the building. Generally divided into residential apartments and service apartments, there are mainly commercial types such as serviced apartments, serviced apartments, youth apartments, white-collar apartments and youth SOHO.

2. The meaning of commercial housing refers to the real estate developed after 40 years, 50 years and 70 years of land lease by real estate development and operation companies (individuals) and foreign-funded companies to government agencies and units with the approval of relevant government departments, and the houses that are rented to the market after completion, including houses, businesses and other buildings. Commercial housing is also called "big delivery room".

Two different classifications of the two:

1, classification of apartments:

(1) Leased apartment: The purpose of leasing is for the use of tenants, so this apartment can be called serviced apartment.

(2) Self-occupied apartment: Self-occupied apartment is also called * * * apartment or cooperative apartment. Each unit of the self-occupied apartment belongs to different owners and has its own property rights. On the other hand, the unit users of cooperative apartments are shareholders of the company.

In the broad sense of commercial real estate, an apartment is defined as a building with five or more rentable units, not an apartment or a chicken house; It is not a commercial building, although some people buy apartments or cooperative apartments for rent, just like buying two apartments for rent.

(3) Mixed apartments: Mixed apartments usually include some commercial offices, shops, doctors' offices and some apartments or cooperative apartments.

In addition, according to the structure and type of apartment, it can be divided into small apartment, garden apartment and high-rise apartment.

2. Classification of commercial housing:

(1) Domestic commercial housing: refers to houses, commercial housing and other buildings sold in China (excluding Hongkong, Macao Special Administrative Region and Taiwan Province Province) after the land use right of real estate development enterprises is transferred and approved by the government planning authorities.

Duplex commercial housing is a kind of commercial housing for domestic sales, and it is also an affordable housing. A mezzanine is built on the high-rise building, thus forming a two-story building.

(2) Commercial housing for export refers to houses, commercial buildings and other buildings. Real estate development enterprises shall, in accordance with this law, declare the planned land to the competent authorities and incorporate it into the formal project plan for domestic and foreign leasing.

3, different years of property rights:

(1) Service life of apartment property: 70 years on average; Operating commercial apartments for 40 years; Serviced apartments have existed for 40 years.

(2) Property right period of commercial housing: 70 years.
