What's the difference between an apartment and a commercial house?

There are three differences between apartments and commercial houses:

First of all, they have different meanings:

1. The meaning of apartment: apartment is a kind of collective residence, which is called unit building or residential building in Chinese mainland and unit building in Hong Kong and Macao. Refers to a lifestyle with complete living facilities, but only part of the building. Commercial housing is also called "big delivery room".

Two different classifications of the two:

2. Classification of commercial housing:

(1) Domestic commercial housing: refers to houses, commercial housing and other buildings sold in China (excluding Hongkong, Macao Special Administrative Region and Taiwan Province Province) after the land use right of real estate development enterprises is transferred and approved by the government planning authorities.

Duplex commercial housing is a kind of commercial housing for domestic sales, and it is also an affordable housing. A mezzanine is built on the high-rise building, thus forming a two-story building.

(2) Commercial housing for export refers to houses, commercial buildings and other buildings. Real estate development enterprises shall, in accordance with this law, declare the planned land to the competent authorities and incorporate it into the formal project plan for domestic and foreign leasing.

(1) Service life of apartment property: 70 years on average; Operating commercial apartments for 40 years; Serviced apartments have existed for 40 years.
