Renting and subletting, being cheated.

With the consent of the lessor, the lessee may sublease the leased property to a third party. If the lessee subleases it without the consent of the lessor, the lessor may terminate the contract. Therefore, before the lessor agrees, the lessee cannot sublet. If the rented sublet house is cheated and the lessee is suspected of fraud, he should report to the police in time.

Article 716th of People's Republic of China (PRC) Civil Code (202 1 Implementation) The lessee sublets the leased property. With the consent of the lessor, the lessee may sublet the leased property to a third party. If the lessee sublets, the lease contract between the lessee and the lessor shall remain valid; If a third party causes losses to the lease item, the lessee shall compensate for the losses.

If the lessee sublets without the consent of the lessor, the lessor may terminate the contract.

Article 718 Presumption that the lessor agrees to sublease. If the lessor knows or should know that the lessee subleases, but fails to raise an objection within six months, it shall be deemed that the lessor agrees to sublease.

Article 266 of the Criminal Law of People's Republic of China (PRC) stipulates that whoever defrauds public or private property in a relatively large amount shall be sentenced to fixed-term imprisonment of not more than three years, criminal detention or public surveillance, and shall also or only be fined; If the amount is huge or there are other serious circumstances, he shall be sentenced to fixed-term imprisonment of not less than three years but not more than ten years and shall also be fined; If the amount is especially huge or there are other especially serious circumstances, he shall be sentenced to fixed-term imprisonment of not less than 10 years or life imprisonment, and shall also be fined or confiscated. Where there are other provisions in this Law, such provisions shall prevail.
