What do you think will liven up Tianjin Street in Dalian?

On this issue, I visited Tianjin Street on February 20 13 19, and the following are photos.

Judging from these five photos, how "unpopular" is Tianjin Street now? Although February 20 19, 13 is the tenth day of the first month, some businesses have not opened their doors, and some even think it is cold, but this is obviously not the reason.

At present, the "popularity" of Tianjin Street is not comparable to the bustling commercial streets in other cities, or even to Xi 'an Road.

Why did Tianjin Street fall into such a state?

I think there are many reasons, but at present I can think of three:

First, the relocation of the old residents made this place lose popularity.

Although our home is not an old resident of Tianjin Street, it is not far from Tianjin Street. It takes at most 15 minutes to walk from my home to Tianjin Street. When I was a child, my mother often took me around Tian Bai, went to "big food" to buy "bad", and even our family went to Guotai to buy refrigerators. Many shopping malls in Tianjin Street Commercial Street have left my footprints.

Unfortunately, the shops in Tianjin Street Commercial Street, the most important shopping center in Tian Bai, are basically yellow. Although there is a new sky now, it is not what it used to feel.

As an old Dalian native, my mother sometimes goes for a stroll in Tianjin Street. Seeing this situation, she often said to me: "Relocation has removed all the people, leaving none. How can a businessman be good? "

Indeed, popularity is very important for the development of business. That year, with various relocations, the old residents in Dalian were all moved away, and the "popularity" of Tianjin Street was also taken away.

Second, there is a problem with its own development orientation.

As a Dalian native, the inherent impression of Tianjin Street is still the "time-honored commercial street". Indeed, there were a large number of time-honored brands on the streets of Tianjin in those days, such as Shanshui Lou steamed stuffed bun, Wang Mazi fried dumpling, Mouchuan jiaozi, Qunyinglou steamed stuffed bun, and Li Liangui bacon pie. These old shops have attracted a lot of popularity and made great contributions to the prosperity of Tianjin Street.

Unfortunately, with the transformation of Tianjin Street, these old brands have all moved away. However, the buildings in Tianjin Street are getting higher and higher, and a number of high-rise buildings such as Hong Kong Stock Exchange and New World Department Store have appeared in the old street, and Tianjin Street is becoming more and more modern.

Obviously, this is psychologically unacceptable to many people, and neither locals nor outsiders are willing to accept it. Moreover, this modernization development is also a "tinkering". As far as modernization is concerned, many emerging commercial streets and business districts in Dalian are much more modern than Tianjin Street, such as Xi 'an Road Commercial Street.

Thirdly, the impact of online shopping and the decline of Qingniwa Bridge have a great influence on Tianjin Street.

Online shopping and group buying are very convenient now. Online shopping is not only cheap, but also delivered to home, which makes many people stop shopping. This is a big blow to the physical business.

At the same time, Tianjin Street Commercial Street and Qingniwaqiao Business Circle are "close at hand". In recent years, with the decline of Qingniwa Bridge, Tianjin Street has also been affected, resulting in low popularity.

So, how can we make the streets of Tianjin lively?

Personally, I think it is necessary to transform Tianjin Street, restore the characteristics of Tianjin Street's "time-honored" commercial street, and make more fuss about this aspect from the time-honored brand to make it full of vitality.

First of all, we should show the characteristics of Tianjin Street's time-honored brands, so that those time-honored brands can gradually return, focusing on diet.

For example, do snacks around the business district of Tianjin Street, and try to make snacks with "Dalian characteristics", such as braised pork, Dalian seafood, Dalian grilled squid and so on. If it is not enough, foreign characteristics can also be served together. First, develop snacks to hook everyone's stomach. After all, "food is the most important thing for the people", and eating is an eternal topic for the people.

Facts have proved that snacks can really enhance the popularity of Tianjin Street.

I remember a few years ago in the summer, there was a so-called "food festival" in Tianjin Street, where delicious food from all over the world gathered. At this time, the popularity of Tianjin Street will increase, indicating that this activity is still effective in enhancing popularity.

Also, since the high-rise building in Tianjin Street has been paved, it is impossible to tear it down. However, it is entirely possible to use the facade room on the first floor of high-rise buildings to allow catering enterprises to settle in. Its decoration should have some characteristics of time-honored brands. The frontispiece of the store can be written in "gilded font", or its decoration should have the characteristics of Dalian old villa, either a Russian house, a Japanese house or a wooden board outside the glass frame. Do these well.

You can even invite people with old skills to settle in, such as blowing sugar and making cotton candy. And the time-honored brand can return to Tianjin Street, making people regain the feeling of that year.

Secondly, use the road in the middle of Tianjin Street to paste more bronze sculptures in the style of Dalian time-honored brands. At the intersection with other intersections, some signs with a sense of history can be erected to strengthen the sense of historical vicissitudes of old Dalian in Tianjin Street Commercial Street.

You can even put some historical restoration models on Tianjin Street, or historical witnesses left after the demolition of residential buildings near Tianjin Street, so that people who come to Tianjin Street can find the feeling of "going back in time".

In fact, Tianjin Street still has a great location advantage. After all, it is too close to the South Square of Dalian Railway Station, Friendship Square Station of Metro Line 2 and Hu Yue Bus Rapid Transit Station. The traffic is very convenient. If it is really distinctive, it will attract foreigners to "patronize" even if it does not attract locals. We should make good use of this advantage.

In a word, I think that in order to make Tianjin Street lively again, we must find our own position and focus on "sense of history and characteristics of old Dalian". Only in this way can you attract more people and make Tianjin Street gradually "popular" and lively.

As an old Dalian native, I live in Tianjin Street, which is about two kilometers away from Fiona Fang. I also hope that Tianjin Street will find its own position, rise again and become a "beautiful business card" in Dalian!

How many pure Dalian people are there in Dalian Street now? Tianjin street, feng shui is completely broken! Don't call me superstitious. Half on the ground, half underground, and the old brands have moved away. Let's find some outsiders to continue to perform and dance for two years. Foreigners learn well. Qnmd, the rent is so high that it has not been popularized. Let's go!

In miniature, see the big from the small, where is the future of Dalian? My son's school went to discover the kingdom for three years in a row, and all the children vomited!

At present, all posts have been filled by the second generation or even the third generation in the North. Oysters are slowly submerged by ballast, and the chef has changed and the taste has changed. Who will come to your restaurant?

I'm almost sixty years old this year. I was born and raised in Tianjin Street. From the beginning to the present, I have witnessed the rise and fall of Tianjin Street. The prosperity of Tianjin Street and the layout of Dalian's business circle at that time were inseparable from the living pattern of residents! Let's talk about the layout of the business circle. In the past, the main business districts in Dalian were around Qingniwa Bridge and Tianjin Street. High-end goods are basically concentrated in Tian Bai, Dashang, Lin Qiu and Focus. Other business districts can only buy some daily necessities. Let's talk about the living pattern of residents first. In the past, Tianjin Street was basically a shop on the first floor, and residential buildings were basically above the second floor, surrounded by residential buildings, which was full of popularity. Now, after the reform and opening up, major business districts are all over the city, and high-end goods can be seen everywhere. The renovation of Tianjin Street made all the residents move out. It can be said that Tianjin Street is now completely unpopular, just like a dead street. Some people have business, no one has business, and the decline of Tianjin Street is inevitable! If we want to revive the prosperity of Tianjin Street, we must move the residents back. The popularity is back, and the business is booming!

The topic of revitalizing Tianjin Street has a long history. More than a decade ago, the relevant departments convened people from all walks of life to study and discuss, and the answers given were also varied. Because I work in Tianjin Street, I have the following understanding:

First, the number of residents in Tianjin Street has decreased. In the past, Tianjin Street was densely populated by local and surrounding houses, mostly small buildings with two or three floors, small rooms, poor living environment and large population. There are more than a dozen families living in a small courtyard, ranging from three to five children to eight or nine or even more. Now, after renovation and new construction, the living space is enlarged, the living conditions are improved and the population is divided. There used to be hundreds of thousands of people living in Tianjin street, but now there are only hundreds of thousands.

The second is the diversion of commercial outlets in Tianjin Street. Past commercial outlets (daily necessities, catering services, culture and entertainment, etc.). ) are concentrated in Tianjin Street, which is the main road for work, life and study. Nowadays, commercial outlets are scattered, and all kinds of goods can be bought everywhere. Tianjin Street is no longer a distribution center for citizens to live, work and study.

Third, Tianjin Street lacks characteristics now. In the past, the catering industry in Tianjin was dotted with its own characteristics, such as Jinhua Noodle Restaurant, Majia jiaozi, Yangjia Hanging Furnace Cake, Sichuan Hotel, glutinous rice fragrance, Su Yang Hotel, Wang Mazi fried dumpling, and so on. Photo studios, bookstores, cinemas and theaters abound. Nowadays, the specialty snacks are not concentrated and the door is not eye-catching. In addition, people are not limited to eating now, and various special dishes extend in all directions. Tianjin street will not form a climate.

Fourth, Tianjin Street is no longer the only center in Dalian. In the past, the center of Dalian was Zhongshan, and the core of Zhongshan was Tianjin Street. Now, this pattern has been broken, with Xi 'an Road business circle in the west and South China business circle in the north. Extending to the west and north has become a new commercial pattern in Dalian, and the glory of Tianjin Street is out of the question. But it is not without new ideas. Personal views are understood from the following aspects:

First, we must highlight the characteristics. Do things that are not available in other places, and don't agree with similar services, such as highlighting glutinous rice fragrance, hemp seed pot stickers, Yangjia furnace cakes, Majia jiaozi and other children's entertainment activities suitable for children's food and entertainment services. The relevant departments of the latter should understand the mystery.

Service should be highlighted. Shanghai's new world should be used for reference. Pedestrian street has all kinds of food, entertainment and leisure. When tired, there are chairs for tourists to rest at any time. The services of various businesses are also first-class.

First, outstanding convenience. Nowadays, cars have entered thousands of households, and sightseeing has become the first choice for citizens and foreign tourists. It is imperative to build many parking lots. Can the parking lot near Tianjin Street be the first free area? (In the future, there will be no parking fees in the downtown area, which is the biggest winner), and the relevant departments will understand the mystery themselves.

The first is to highlight the synergy. All the advantages are combined to form a joint force, and the management department gives preferential treatment to merchants (including taxes and low rental fees), creating a good experience environment and attracting many citizens and tourists to spend.

The last one built Tianjin Street with culture. Establish and build some cultural activities that ordinary people like, such as calligraphy and painting, photography, collection, antique exhibition, cross talk sketch and so on.

It can promote the prosperity of Tianjin Street.

These are my personal thoughts, which are not necessarily accurate, but my personal understanding for many years. Please forgive my mistake.

The subject asked about Tianjin Street, but I think you might as well ask Dalian. Can you see the future of this city? What are the characteristics? What is the focus of future development? What attracts talents? Old Dalian people have begun to awaken from the idea that China is not as good as Dalian. If Dalian wants to develop, it must find its own direction. If you want to develop tourism, first talk about what to eat and what to play. Don't talk to me about Tiger Beach and Shengya. Which seaside city has no aquarium? Inland cities have; Don't tell me anything bad, it may not be as popular as the night market in an unknown small county; Not to mention shopping malls, where there are no big shopping malls? The only thing that Dalian can support itself now is the geographical advantage at the southernmost tip of Northeast China. The government must set up a position for Dalian and lead everyone to work together in this direction. Anyway, as a citizen of Dalian, I can't see what Dalian wants to focus on and which direction it wants to develop.

The decoration is too gorgeous for the poor to go.

It's out of date! At that time, we were short of materials, with extremely low income and tight consumption. Go to Tianjin Street on Sunday, have some snacks and look at the goods (that's called ordering). When relatives of distinguished guests come to our home, we will try to go there for a meal, such as Sichuan Restaurant, Su Yang Hotel, Wangmazi fried dumpling shop and Xiuzhu Hotel. At that time, the consumption was just watching movies, taking photos, reading in Xinhua Bookstore, visiting antique bookstores, going shopping in Tian Bai, and buying clothes for children in women's and children's stores. In the early days of reform and opening up, Tianjin street was full of friendly snacks and Zhao Pu street market. At that time, foreigners just began to flood into Dalian, and Korean cold noodles, raw beef and Mingtai fish were all the rage in Xianzu restaurants. Zhao Pu street Guangzhou version of clothing wholesale goods, Wenzhou kraft paper shoes and so on all over the streets. With the changes of the times, people's living standards have improved a lot. Once upon a time, Tianjin Street was depressed, probably because of the establishment of Dashang Group, the development of western business circle and the closed door, which made Tianjin Street more and more devastated. Now, Tianjin Street only remains in the memory of the elderly. Those high, refined, expensive, famous and special goods will not leave a good impression on middle-aged and elderly people. Again, benefiting the people is the way out, and greed for perfection stinks the street!

In 2006, I was admitted to the university from the countryside and studied in Dalian Development Zone for 4 years. Go back to your hometown after graduation 1 year, 1 1 year and go back to Dalian for development again. I have lived in this city for 13 years. I have a stable and thirsty job and a lot of rest time. I did a lot of odd jobs during the period, mainly setting up stalls. Let me briefly talk about the business environment in Dalian. Please forgive me if I say something wrong. From 15 to 16, I can't remember. Dalian began to make efforts to rectify the mess, street management occupied the road, banned the night market and illegally demolished it. This is indeed a good thing from the perspective of environmental protection, but it has damaged the livelihood of a group of people at the bottom, and the unified management of the night market in the later period has been delayed, because many people at the bottom (mostly outsiders) can't afford the rent. You can't kill yourself with a stick here. People who have many years of business experience can still make money, but they are very unfriendly to small families who have just started. I haven't been to other cities and dare not judge myself, but as far as Dalian is concerned, the rent of shops is really outrageous. The rent for a 6-square-meter storefront is 60,000 a year, not including the transfer fee. The rent for the 3-square-meter entrance of the university is 30,000, and the transfer fee is 35,000. Some people may say that the rent in a good corner is naturally high, which is correct. What I want to say is that it is not easy for a rental store to earn rent back for half a year. The floating population can't stay, and the brain drain of high-end talents is the fundamental reason for the slow development of cities. Dalian is dominated by tourism, but how many tourist attractions have been developed in 13? It is estimated that tourists are so funny that they throw up.

To sum up, if we want to develop this city well, we really need contemporary leaders to point out the way forward.

As a real estate developer and a Dalian native, I want to say a few words. First of all, when the population of a city increases, many business districts are formed in the city, and the formation of multiple residential groups leads to the diversion of commercial consumption. Second, a new mode of business upgrading has been added to the business circle. Regardless of planning, business positioning and consumption, it is much better than the old business district. Thirdly, the convenience of urban transportation network also affects the flow of people in the old business district. Fourth, whether the surrounding environment of the business location has the ability to gather popularity. For example, in Donggang, Dalian, the flow of people is gradually increasing, forming passive consumption, while the old business circle is mainly active consumption, but the brand effect of active consumption is insufficient. I haven't been to Tianjin Street for about 10 years. What brands of products are there? Did you have fun? Have a street view? Ignorance means that the effect is not enough. In view of this situation, if we want to re-activate the new vitality of Tianjin Street, first of all, all the owners of Tianjin Street should work together with Qi Xin to reshape the business pattern, make unified planning and management, so as to save Tianjin Street, otherwise the business of Tianjin Street will inevitably wither and its assets will inevitably shrink.

Dalian's original time-honored brands are basically located in Tianjin Street, women's clothing stores, tailor shops, cinemas, Xinhua Bookstore leather goods stores, bath halls, restaurants and so on. It is convenient to buy anything. In the early years, Tianjin Street was called Li Shangjie, even if the place where I lived was close to Tianjin Street, because Tianjin Street had an old brand and represented the most perfect commercial market in Dalian. Later, I don't know why, but it was changed to four unlike, and there were many foreigners. Unfortunately, I haven't been there for many years, and the Tianjin Street in my heart is gone. I really hate to part with it. The road from Tianjin Street to Dalian Shopping Mall is really long. I haven't gone for decades. When it's warm, I'll go for a walk and look for the shadow of Tianjin Street.
