Shiyezhou planning
Shiyezhou is an important link between Zhenjiang and Yangzhou, and it is the only place for regional tourism. Make full use of the island's relatively isolated and independent conditions and the resources of the Yangtze River to build a destination resort that meets the requirements of modern tourism, leisure, amusement and vacation. It can greatly supplement and enhance the taste and style of tourism in Zhenyang area. For a long time, the tourism circles in Zhenjiang, Nanjing and Yangzhou failed to form a stable link product. The reason is that the Yangtze River is impassable. The construction of Runyang Yangtze River Bridge connects natural gullies with gullies, and it is also possible to build Shiyezhou tourist resort. Shiyezhou Island is located in the middle reaches of the Yangtze River, far away from cities and large industrial areas, with good rural scenery, no pollution and noise, fresh air, quiet environment, quiet trees and flowers, and natural appearance. It is an ideal eco-tourism area. With the construction of Runyang Yangtze River Bridge and Shiyezhou Island, the surrounding history and culture, beautiful scenery and modern science and technology are organically integrated in space. The construction of Shiyezhou Island will also be an indispensable part of the above tourism chain.
The spatial layout of Zhenjiang tourism is to form four major tourism systems: scenic spot system, human landscape system, religious culture system and modern leisure system. Among them, Shiyezhou National Tourism Resort will form a modern leisure system together with Runyang Yangtze River Bridge Scenic Area, Zhenjiang Nanshan Scenic Area and Jiang Xinzhou Modern Leisure Tourism Area. development direction
Development orientation: Shiyezhou Island, a national tourist resort with the theme of "ecology, tourism, vacation and sports", is endowed with unique resources of the Yangtze River, good ecological environment and open land, which is very suitable for developing large-scale modern entertainment and sightseeing projects.
Zhenjiang has built and protected several scenic spots for many years, mainly developing urban landscape tourism, which is basically a traditional tourism project. There are great limitations in tourist facilities and tourists, and there is a lack of a modern tourist resort that can embody the concept of big tourism. This resort should be a large-scale, modern, entertainment-oriented and comprehensive tourism project, which can attract tourists, attract Chinese and foreign tourists and bring a lot of consumption.
The market development of Shiyezhou is mainly domestic tourists, mainly tourists from the Yangtze River Delta and Nanjing metropolitan area. It meets the functional requirements of modern leisure, weekend vacation and conference tourism, and has become a famous tourist destination in China.
(2) the overall layout of the resort
1, development goals
Holiday and leisure resorts will gather living culture and return to ecological humanity. Appropriate construction of low-rise and high-end time-sharing water houses will become the second residence of urban residents.
2. Planning standards
The standard of agglomeration effect: concentrated construction, relatively concentrated towns and resorts, orderly density, perfect service facilities and convenient life and vacation.
Magnetomechanical effect Principle: Set up multi-functional buildings at the attraction points of crowds to meet the needs of tourists.
Polycentric effect criterion: large concentration, small dispersion, group development, forming different functional areas.
Environmental Image Criterion: (kevin lynch) Path:-That is, the passage to observe the surrounding environment during exercise and exercise, which is usually the only place for people to enter a certain environment and the first link for people to recognize the environment. Boundary:-The boundary used to divide areas with different attributes, which is generally linear. Region:-refers to a region with some * * * same characteristics or properties. Nodes:-are the key points of people's cognitive environment, such as intersections, hubs, squares, etc. Signs:-Directional references with outstanding characteristics in cities, such as tall buildings, monuments, sculptures, advertising signs, special buildings, etc., through which people can determine their directions, identify places, and be familiar with roads and areas.
3. Overall layout
The overall layout of Shiyezhou takes the water system as the basic carrier of planning, shaping a brand-new image of the Yangtze River eco-tourism island, thus promoting the development of tourism and economy in Zhenjiang.
A main canal reformed according to the current water system runs through the east and west of Shiyezhou, and the main functional areas are developed around the two sides of the main canal, with the east and west lakes at both ends of the main canal as the two ends. Together with the water system around the main canal, the main canal has become the most important landscape and the best tour route in Shiyezhou.
Land traffic is mainly solved by an inner ring road, the functional areas with high development intensity are arranged in the ring road, and the forest areas and tourist areas with low development intensity are mainly arranged outside the ring road, which makes the whole Shiyezhou system completely different. Seen from the river, the buildings are hidden among the green hills and trees, giving passers-by and tourists the deepest visual impression.
Combined with the main canal and its winding water body, several "ecological function islands" are formed. Based on the "islands" with the closest relationship with water, the main functional areas of tourist resorts are arranged, and the theme of "water" is used to the maximum extent to deepen the impression of Shiyezhou.
This plan follows the principle of conceptual planning and operability requirements, and further divides the land use of the whole island. According to the nature and area of land use, the whole island is divided into 26 plots, and the nature and area of land use of each plot are defined. It is emphasized that water is the characteristic of Shiyezhou Island, and the water system that must be formed in the implementation is rigidly stipulated. The development and compatibility of each plot project are explained in detail, which increases the flexibility and operability of land use. This is convenient for the government to attract investment and develop tourism projects. (See chart for details)
(4) Functional layout and scenic spot setting
Apart from Qiao Yu Park, Shiyezhou Island will plan five major functional areas, namely, wetland park, resort, garden town, park and artificial beach.
1, Wetland Park
It is planned to build a wetland park at the western end of the island with a research and education center. Covers an area of 6 12 hectares.
Wetland refers to the natural or sub-natural (artificial) potential energy which is utilized and coupled by soil (in a broad sense), water and living things, and has the characteristics of being too wet and alive. Wetland ecosystem refers to the unified organic whole with certain structure and function composed of wetland biological community and its abiotic environment in the above definition. Wetland itself is a unique ecosystem, which plays an important role in providing necessary animal and plant resources for human beings, maintaining ecological balance and water balance, and regulating climate. (1) Wetlands can not only provide a wide food network and rich biological species, but also play an indispensable role in the circulation of hydrological and chemical substances. Therefore, wetlands are called "biological supermarkets" and "kidney of the earth"; (2) The wetland system can directly support human beings and other living things, and provide materials and services for areas outside the wetland. Humans can use wetland soil to engage in agriculture and fisheries. By observing the species in the wetland for scientific research, the wetland is still an ideal place for environmental education to the society.
Step 2 rely on
The resort is divided into East Lake Scenic Area, Entertainment Island, Sports Island and Conference Island, covering an area of 522 hectares. Holidays need complete facilities to attract tourists to stay for a long time, and at the same time, combine with scenic spots to become an indispensable part of tourism, including hotels, conference centers, shopping, theaters, entertainment and leisure islands, golf, extreme sports, rowing, boating, swimming, fishing, tennis, hiking, horseback riding, mountaineering and so on. On weekends, villa islands, business apartments, scientific research and education centers, and yacht docks should be clear about their public and private nature and easy to manage. Most of the tourism income comes from the sales market of serviced apartments, and most buyers use them as holiday villas. On other days, they can rent their apartments to other tourists through holiday companies.
3. huayuan town
In the planning of huayuan town, we should fully respect the local geographical context and cultural context, expand the landscape axis by combining the original water system and forest belt, arrange new agricultural landscape and sightseeing projects based on the existing characteristics of agricultural, forestry and animal husbandry by-products, refer to the population and employment situation of the whole town, and combine the future leap-forward development model to plan the population capacity of huayuan town at the end of 2000. Covers an area of 260 hectares.
Huayuan town has planned residences, business apartments, fitness centers, entertainment centers, conference centers, commercial retail, waterfront parks and squares, fishing port blocks (all kinds of businesses, gourmet centers and high-grade residences where yachts can be parked), schools and health facilities according to each functional area. Establish a management center for tourist areas. Appropriate arrangements for small-scale industries. Give full consideration to municipal service facilities (including parking areas, 70% of them will visit according to the reasonable daily tourist volume in tourist areas, and 50% of them will be passengers, with 2.5 passengers per vehicle, requiring 1.862 parking spaces), green spaces and open spaces.
Huayuan town plans a hospital with public facilities. According to the population distribution, there are 1 middle school (land area is about 3 hectares) and 1 primary school (land area is about 3 hectares).
In huayuan town, the style of Jiangnan water town is adopted, and the rest presents a casual design style.
4. Park area
Covering an area of 820 hectares, the main contents include:
(1) Landscape Park
Construction of various landscape parks, such as Jiangnan gardens, French plastic lawns, British nature parks, Italian terraces, Spanish squares, Austrian forests, fountains, streams and sculptures.
Folk celebrations (dragon dance, lantern festival and dragon boat race), folk art (painting, embroidery, weaving and dyeing, clay sculpture), folk collection exhibition, ecological observation, environmental education, wildlife research, camping and field survival can be held in the park.
(2) Sports and Leisure Theme Park
Relying on the supporting advantages of Shiyezhou Tourism Resort (hotels, conferences, restaurants, resorts, sanatoriums, etc.). ), fashion sports and landscape sports activities (golf, rowing, fencing, archery, equestrian, shooting, etc. ) will be executed. Attracting young people who love sports and holding special competitions and seminars will form another feature and economic growth point of Shiyezhou Tourism Resort.
(3) Sightseeing Agricultural Park
The main functions of traditional agriculture have been transferred to education, experience and tourism. To make agriculture a part of the tourism in the resort, such as walking in the field, cycling, and experiencing (farming, picking and feeding) agricultural experiments on the farm.
(4) Holiday villa area
Low-density and high-greening holiday and leisure facilities, such as villas and sanatoriums.
5. Bi Shui Jin Sha artificial beach
The planned area is 239 hectares. Through circulating water to stabilize the embankment, settle mud and purify water, the turbid river water stays in the grit chamber to realize the separation of water and sediment. After the clear water overflows, it enters the artificial beach, showing clear water beach, fresh air and green sunshine, forming the periphery of the scenic island levee with clear water, soft sand, dense forest, beautiful scenery and smooth swimming. In the south, artificial beaches or sloping hydrophilic platforms combined with parks, villas and other projects are the main ones, while in the north, the shelterbelt along the river is formed by natural extension of Dinesen forest belt.
