The project is located in the political, economic and cultural center of Yichang City. Convenient transportation, rich information, fast communication, high-quality office facilities and good financial and business operation environment will greatly save the management and transaction costs of enterprises, effectively attract the headquarters and regional branches of international companies to settle down, and build the largest central business district in eastern Chongqing and western Hubei. After the completion of the project, it will greatly alleviate the pressure of urban employment, increase local fiscal revenue and make positive contributions to supporting the construction of the Three Gorges reservoir area.
The planning structure of Yichang Business Center is the most effective means to define the order of places, which determines whether the allocation of land resources, space resources and environmental resources is appropriate. According to the characteristics of the planned plots, two dynamic commercial axes, north-south and east-west, were planned on the two plots, forming a continuous dynamic commercial system. The two commercial spindles take the elevated overpass and the sunken central square as the central nodes of the area. On these two main axes, space is organized on the scale of people, forming an organic whole, providing a good rest environment for tourists after shopping. At the corner of the main road near the city, a comprehensive building, high-grade commercial office building and unique commercial entrance space are designed, which can be used as the urban landmark of the lot and enhance the land and commercial value of the whole lot.
Yichang CBD Central Business District is located in the center of the most prosperous railway dam in Xiling District, Yichang City, with convenient transportation, strong business atmosphere and beautiful scenery. Yiling Square, the central square in the southeast of Yichang, and the Green Lung Children's Park in the south are endowed with unique geographical location. Yichang CBD makes full use of regional geographical advantages and strong business atmosphere, enhances the greatest business value and the most convenient living environment, and builds a central city integrating business finance, administrative office, tourism and leisure, culture and entertainment, and residence.
Planning and design reflect the value of commercial street, and rationally plan residential layout. The southwest plot is divided into commercial area and high-grade residential area from south to north. In order to reflect the urban landmark of the plot, the eastern plot is divided into high-grade office buildings, commercial areas and star-rated hotel areas from south to north, and the roads adjacent to the north-south planning are residential buildings.
Xiling No.1 Road and Yiling Road are planned to be four-storey commercial buildings, and the secondary part is divided into three-storey shops to meet the market demand. The intersection of Yiling Road and Xiling Road in the southeast corner of CBD is a high-grade office building, with 150m (40 floors) super-high intelligent business office building as the city landmark of CBD. In the northernmost part, except for a proposed four-star hotel, except for the southeast edge and three-story commercial pavement, all of them are residential land, forming a relatively complete residential community, which is 9 24-story high-rise residential buildings. The planned road from Mingzhu Road to the north-south direction is the only north-south road in this plot. The building on the street side retreats12m. It is planned to be a digital city and shopping center with a depth of 36m, and the rest will be used as high-rise residential buildings, green spaces and ground parking lots. Four 24-storey high-rise residential buildings are planned between the back of the four-storey supermarket on Xiling No.1 Road and the North-South Planning Road. Most of the planned high-rise residential buildings face north and south to ensure good landscape vision and ventilation. In order to reduce noise, they all incline along the backstreet, creating a relatively quiet living environment for commercial and residential buildings.
The overall planning and layout of the project is unified, which is suitable to be combined with the current topography, the surrounding environment and urban roads, and the greening layout is appropriate, basically meeting the requirements of sunshine, ventilation, noise prevention and community organizations.
The project covers an area of 65,438+200,000 square meters, with a total construction area of 540,000 square meters, including commercial area of 65,438+800,000 square meters, residential area of 230,000 square meters, office building of 50,000 square meters, comprehensive building of 60,000 square meters, more than 2,700 parking spaces, plot ratio of 4.55 1, building density of 46.8%, and the length of Linxiling Road of 58 meters. In Hubei, it is the longest block outside Optics Valley World City and Jianghan Road Pedestrian Street.
The first block of the Three Gorges in China covers a large area of commercial streets and residential areas. The earliest concept of "block" originated in the United States and belongs to a new commercial concept. It is a combination of pedestrian street and business district, and its concept is relative to the ordinary shopping center model. In the past, the commercial building model generally only had a single shopping function, so it was mostly closed, and people seemed to be locked in a huge commercial cage. However, the functional diversity of new commercial buildings determines the need to establish convenient passages in various functional areas for consumers to pass freely and smoothly. The purpose of consumers is no longer simply shopping and spending, but to get more information in this commercial space, where people can rest, entertain, socialize, shop, eat, enjoy art, live and stay at will. Only open blocks can meet the requirements of real leisure culture. At this point, a brand-new open commercial building model-commercial block was born.
The municipal government and developers plan to build this plot into the largest central business district in eastern Chongqing and western Hubei. Therefore, the overall design concept has always been positioned in the function and requirements of CBD. It is not only a super landscape of a city or region, but also a business card of a city's commercial buildings, and it also has the highest-end function of urban modernization. It is the essence of the city, the distribution center of people flow and logistics, and the golden land for merchants to compete for. Its design concept is: information age, network commerce, separation of people and vehicles, smooth roads, residential courtyards, three-dimensional greening, urban atmosphere and Taoyuan fashion.
The overall positioning of the project is Yichang CBD. According to the definition of CBD, combined with the characteristics of Yichang city, and according to the planning requirements of the government, the overall planning and phased development are carried out. The CBD will be built into a compound urban functional area integrating business, finance, business services, residence, tourism, high-tech products and other functions, and become a new business card of Yichang, a model of urban upgrading and transformation, and an experience area of high-quality life in Yichang.

Yichang CBD Central Business District will be built into a modern "city that never sleeps" integrating commerce, entertainment, hotels, exhibitions, information, culture and residence, and become the most influential urban core of Yichang in the future. Controlling Yichang's radiation to western Hubei and eastern Chongqing has become a window for the outside world to understand Yichang, a bridgehead for Yichang's radiation to western Hubei and eastern Chongqing, and a veritable "China-Three Gorges first block"
