I have known Suzhou for more than 8 years. From 20 1 1 to now, the author's cognition of Suzhou can be divided into several stages. From first meeting Suzhou Park, to becoming attached to Wuzhong District, to high-tech zone, and finally to Wujiang. In eight years, my view of Suzhou has undergone a subversive change, from never liking Suzhou to almost not liking Suzhou, and now I look up to Suzhou. The development speed of Suzhou is really too fast, which makes people want to cry.

The first stage (20 1 1-20 12): going deep into the core of Suzhou-the most modern park.

I still remember that at the beginning of February 20 1 1, just after the Spring Festival, I was sent by the company to a foreign customer near Jinji Lake in Suzhou Park to do a project. After graduating from college, the cities where I work are at least provincial capitals, such as Changsha, Guangzhou and Chengdu. And I haven't been to a small city to work and live for a long time. This is the author's bottom line. After graduating from college, I can't wander around small cities. So I worked and lived in a prefecture-level city for the first time. I knew nothing about Suzhou at that time. I only heard that' there is heaven above and Suzhou and Hangzhou below'. Because the customer is in Suzhou Park, during the whole project period (15 months), the author worked, ate and lived in the industrial park, stayed in a five-star hotel near the International Science Park, and walked to the customer's factory 15 minutes. I just used the weekend to take my wife and children to Suzhou Garden, Hanshan Temple, Canal, Tianping Mountain and other scenic spots outside the park.

After a project is completed, the author knows more about Suzhou Park. Suzhou in the author's eyes is the park where I live every day. I have been to Jinji Lake many times, and I have been to the music fountain under the Oriental Gate many times. The author found that Suzhou is a very modern city with beautiful cities, many lakes, many rivers, many ancient towns and many bridges, which deserves to be called' Venice of the East'. I have to admit, I like Suzhou, a city in the south of the Yangtze River.

The second stage (20 12-20 13): I got to know Wuzhong district, which had a bad overall impression.

The project ended at the end of May 20 12, and I had to leave Suzhou temporarily. But three months later, in early September, the author was lucky enough to come to Suzhou to do the second project. The client of this project is in Wuzhong District, Suzhou, so I work in Wuzhong District every day and live in a five-star hotel in the park. So the second project in Suzhou gave me the opportunity to live in the park again for a long time (12 months). However, this project also gives me a deeper understanding of Wuzhong District in Suzhou: the predecessor of the park is a part of Wuzhong District, and the predecessor of Wuzhong District is Wuxian County around Gusu City.

If the park is a very modern aspect of Suzhou, Wuzhong District looks less glamorous. Wuzhong District, with Mo Lifeng Shopping Center as the regional center, is the place I often go to, and of course, there are Tong Yuan Road, Holly Road and Baodai Road that I have to go through every day to and from work. After that year's project, the author is familiar with the southern plate of Wuzhong District. However, the author occasionally passes by some very shabby places in Wuzhong, which makes the author have a bad impression on Wuzhong District. I always feel that the urban landscape of Wuzhong District is really incomparable with the park.

In the autumn of 20 13, the second project in Suzhou ended as scheduled, and the author had to leave Suzhou again.

The third stage (20 15-20 16): Suzhou, which made me almost unattainable.

The author is introverted, and some houses are not the kind of people who like to run around, so during the two years of living in Suzhou, I rarely went to other places except the famous scenic spots in Suzhou. During this period, the author knew nothing about other areas in Suzhou, such as Changshu, Zhangjiagang, Kunshan and Taicang, and paid little attention to them. Wujiang, which was just merged into Suzhou at that time, is far from Suzhou city, so the author pays less attention to Wujiang.

The author's ideological tradition is conservative. Like many people's understanding of Suzhou now, Suzhou is only a prefecture-level city with a low political status. So the author's view of Suzhou at that time was that Suzhou was beautiful and a very suitable city for tourism, that's all. Although some clients in Suzhou advised me to buy a house in Suzhou at that time, I didn't even consider it. After all, Suzhou is only a prefecture-level city, and the author is also a graduate of 985 colleges and universities. Mixing in provincial capitals is the minimum requirement. How can we condescend to buy a house or invest in a prefecture-level city like Suzhou?

However, the cruel reality later made me understand that if you look down on Suzhou, Suzhou will make him unattainable, make him regret it, or make him pay the price!

In the second half of 20 15, Suzhou, which has always been a "clear stream" of the real estate market in the Yangtze River Delta region, took the lead in opening the prelude to the skyrocketing housing prices and became one of the "four little dragons" of the epic housing price inflation. The house price headed by Suzhou Park has soared in a short time, with an increase of more than 1 10,000, and the good sector has exceeded 20,000 or even 30,000! How horrible! In Chengdu, the capital city of the western central city where the author has been living, house prices are still in a unhurried sideways (for five consecutive years). Compared with the hatchback, the price gap between Chengdu and Suzhou is getting bigger and bigger, which makes the author completely change his views on Suzhou and Chengdu. Although Suzhou is a prefecture-level city, it is definitely not an ordinary prefecture-level city. Superior geographical location and super-developed manufacturing industry make Suzhou's economic strength (total GDP) exceed all provincial capital cities except Guangzhou, and its per capita GDP exceeds all major cities except Shenzhen. The real estate in Suzhou is of great investment value! Although Chengdu is a national central city, a provincial capital and a high political status, its price increase is far less than that of Suzhou because of its poor and backward geographical location in the west and the low level of economic development.

I decided to do something, so in the summer of 20 16, during the period when there was no purchase restriction in Suzhou, the author saved enough down payment and decisively bought a house in Suzhou, which was considered as squeezing into the fast lane of Suzhou's real estate development and being a real estate owner in a big city in the Yangtze River Delta. Obviously, the housing price in Suzhou is already very high at this time, which almost makes me unattainable. I want to be the receiver this time! I missed the best opportunity to buy a house in Suzhou and copied it halfway up the mountain, but I didn't care. If I don't want to buy a house in Suzhou, a big city in the Yangtze River Delta region, I can only be stuck in Chengdu, a poor and backward western city in China, and I can't sleep well all my life! ! ! However, the author found that at that time, except for the core area of gusu district New District, house prices rose rapidly, and the non-core areas such as Wuzhong Xiangcheng and gusu district New District were relatively moderate. Wujiang, however, has just been incorporated into Suzhou for a few years, and the house price is lower and rising more slowly. In the author's eyes, Wujiang is the most neglected and neglected area in Suzhou, which can be completely ignored.

The fourth stage (20 17): Re-understanding Wuzhong District of Suzhou.

Just after New Year's Day on 20 17, the author came to Suzhou for the third time and worked on the project for half a year. I am an old customer, and I am doing the project for the second time in the past six months, and I am also in Wuzhong District, so the author has lived in Wuzhong District for another six months.

In the past six months, the author has been to Jinji Lake in the park several times, mainly taking Wuzhong District as the living circle. Nanpan, Baodai Road, Shuixiang Street, wanda plaza, Shihu Scenic Area, Mo Lifeng Shopping Center and Suzhou Creek in Wuzhong District are places that the author and his family often visit.

In my opinion, although the development and housing price increase of Wuzhong District are not as good as that of gusu district, the central area of Wuzhong District is still relatively prosperous, with no road to the scenery and no convenience of living facilities, which is quite good. Wanda plaza in Wuzhong District is very prosperous, and Shihu Lake is a very good scenic spot in the hinterland of Wuzhong District. Located in the southeast corner of the park, the Yinshan Lake plate bordering the park has also become a hot plate in Wuzhong District, changing from just-needed plate to improved plate.

Stage 5 (20 19): Close contact with high-tech zones.

At the end of 20 18, the house I bought in Suzhou was handed over. Just after the Spring Festival this year (20 19), the author moved into Suzhou. Fortunately, I found a new project in Suzhou years ago. This means that you can do a project at your doorstep this year instead of wandering around in other cities in the Yangtze River Delta (Nanjing, Shanghai, Ningbo, Wuxi, Hangzhou, etc.). ) same as in previous years.

The customer of this year's project is a factory in Suzhou High-tech Zone, so through this fourth project in Suzhou, I have the opportunity to know more about Suzhou High-tech Zone.

High-tech zones are the administrative areas of almost every big city. Its purpose is to attract high-quality foreign capital or private enterprises to settle in, focus on developing Gao Xinxin technology represented by software, information technology, electronic information, artificial intelligence and new energy, realize the adjustment or transformation of urban economic structure, and enhance the level and image of urban scientific and technological development. In terms of attracting investment, the early stage of the park was mainly helped by the Singapore government, mainly introducing some high-end foreign companies headed by Fortune 500 companies to invest and set up factories in the park. For other foreign companies, high-tech zones actively provide various preferential conditions to attract them to invest and set up factories. Although Suzhou High-tech Zone has a competitive relationship with the park in attracting investment, its existence is also a useful supplement to the park. After all, the area of the park is limited, and the park is aimed at high-end industries. In addition to high-end industries, Suzhou also needs various other sub-high-end industries.

Before that, although I had worked on three projects in Suzhou and lived in Suzhou for more than two years, I seldom came to the high-tech zone. In my eyes, the high-tech zone is more of an area mentioned by Suzhou people, just a legend. Time flies, in a blink of an eye, the author has been working in the high-tech zone for one year. The author found that there are many factories in the high-tech zone and the manufacturing industry is extremely developed. Just like parks, there are many foreign companies. The CBD of Shishan Road in High-tech Zone is really prosperous. There are many top office buildings in high-rise buildings, and commercial complexes are clustered together. Its housing price is also top-notch in the high-tech zone, not worse than Suzhou Park. However, compared with other areas in Suzhou, such as Xiangcheng District and Wuzhong District, except Shishan Road, high-tech zones are similar in urban construction, commercial prosperity and housing prices, and there is not much advantage.

The sixth stage: Wujiang District which can't be ignored.

The author's attention to Suzhou mainly focuses on the main city. Wujiang, as a district later merged into Suzhou, has never entered the author's sight. This is related to some inherent ideas of the author. In my eyes, I only pay attention to big cities, such as first-tier cities, provincial capital cities and non-provincial capital cities in the Pearl River Delta and Yangtze River Delta. For each city, the author only pays attention to the central areas such as the old city and the main city, and pays less attention to the outer suburbs and county-level cities under its jurisdiction. In my opinion, the development of each city is mainly based on the development of the main city, while the development of suburbs or county-level cities under their jurisdiction will only rank second. This is also reflected in real estate, no matter which city is the highest price in the main city of the old city, the prices in the outer suburbs and the county-level cities under their jurisdiction are definitely much lower. In Suzhou, it is also stipulated that gusu district is the old city. Although the house price is not as good as that of Xiuyuan later, the average price in gusu district is still relatively high in Suzhou. The park is a very unique area in Suzhou, with the highest housing price and complete independence. The average price of housing in Wuzhong District, Xiangcheng District and other areas of High-tech Zone is similar. Wujiang District, which was recently merged into Suzhou, has always been a depression of Suzhou housing prices.

20 19 in the first half of the year, the house prices in Suzhou rose rapidly, which is a famous thing all over the country. Needless to say, housing prices in the main city and suburbs have risen a lot, and Wujiang District is also very strong! Hu Fen, suzhou bay and other areas in Wujiang District have even increased more than Xiangcheng District, Wuzhong District and High-tech Zone. Especially after the integration planning of the Yangtze River Delta, the Hu Fen plate has become a popular fried chicken in Wujiang District, and the house price has steadily stood at the prefix 2, while the house price in suzhou bay (Wujiang Taihu New Town) has also stood at the prefix 3. The author has been ignoring Wujiang District, but I don't know that its momentum is fierce. In the first half of the year, the author specially drove to Hu Fen plate and suzhou bay plate for sightseeing, and found that these popular plates were not worthy of the name. These two plates are near the lake, the environment is absolutely first-class, the air is absolutely good, and they are very livable, so the price is reasonable. But Wujiang district, geographically speaking, is far from Suzhou city. Although the living environment is good, there are relatively few good job opportunities. Quite right, people can only live in Wujiang, but they work in the main city of Suzhou and have more commuting time every day. However, many people, including the author, are optimistic about the future development of Wujiang, and more enterprises will enter the market and bring more and better employment opportunities.

Real estate is really a fascinating and unpredictable thing. The rise in housing prices has completely changed the author's view of Suzhou: from despising Suzhou as a prefecture-level city to becoming a standard Suzhou Blow, from completely ignoring Wujiang District of Suzhou to looking up to suzhou bay of Suzhou. Although it is far from completely subverting my outlook on life, it has changed the author's three views to some extent.
