What are the classifications and different characteristics of tourism real estate?

I. Re-understanding of tourism real estate with China characteristics

Tourism real estate is a real estate project developed on a specific land, which is obviously related to a certain type of tourist area in terms of internal and external space and theme connotation.

Tourism real estate's routines at home and abroad are different. Tourism real estate abroad pays more attention to hotels and high-end houses, while China has developed another kind of tourism real estate, which is based on the model of big tourist area and eco-city, supplemented by a large number of residential real estate in large residential areas and some commercial real estate such as hotels. Compared with pure residential real estate or pure commercial real estate in the past, it is equivalent to putting several eggs in one basket to form a development model of industrial integration.

In China, tourism real estate is actually a tourist complex, or a cultural complex.

We classify the tourism real estate in China as follows:

The first category is tourism landscape real estate: it mainly refers to the above-ground buildings and related spaces with the nature of direct tourist attractions built for tourists' activities in tourist areas.

The second category is tourism commercial real estate: mainly refers to shops, restaurants, entertainment centers, tourist service centers, clubs, conference and exhibition venues and other buildings and related spaces located in or near tourist areas that provide tourism-related services.

The third category is tourism and holiday real estate: it mainly refers to all kinds of real estate provided for tourists or vacationers to live directly for tourism, leisure and business holidays, such as holiday hotels, business holiday hotels, resorts, rental holiday villas, property-based hotels and time-right hotels.

The fourth category is tourist residential real estate: it mainly refers to all kinds of residential buildings related to tourist areas in function and space, such as selling holiday villas and holiday apartments (second residence or first residence). Tourism residential products can effectively extend the service function of tourism industry chain, accelerate the recovery of tourism investment and reduce the risk of tourism investment.

In the domestic market, tourism real estate usually refers to tourist residential real estate.

Here we define the concept of tourism real estate production in this book as two categories:

Tourism real estate in a broad sense: urban agglomeration tourism real estate, tourism landscape real estate, tourism business real estate and tourism residential real estate.

Tourism real estate in a narrow sense: pure tourism and holiday real estate.

Three, the types and product segmentation of foreign tourism real estate

(a), tourism real estate type and product segmentation:

Foreign Business tourism real estate: all kinds of tourist star hotels, apartment hotels, holiday hotels, serviced apartments, budget hotels, etc. Distributed in major commercial and tourist cities, with investment and operation as the main purpose.

Overseas leisure and holiday consumption in tourism real estate: It is distributed in famous tourist attractions, tourist resorts and coastal cities, such as various holiday apartments and villas.

According to the summary of the development experience of international tourism real estate and the in-depth analysis of the internal factors and market demand of international tourism real estate investment development, tourism real estate can be divided into the following three types of consumption and investment:

Consumer category: various timeshare properties.

Real estate investment+leisure holiday consumption: holiday apartments/villas, etc.

Commercial real estate investment: all kinds of operating hotel properties, such as tourist star hotels, all-suite hotels, holiday hotels, budget hotels, serviced apartments, etc.

Comparatively speaking, there are great differences between tourism real estate at home and tourism real estate abroad, and they have formed different development directions in different countries, national conditions and economic environments.
