Inspection, use and maintenance of curtain wall engineering?

1) Keep the surface of the curtain wall clean and avoid contact with sharp objects and corrosive gases (liquids); The drainage system is unobstructed, and the blockage is cleared in time.

2) Windows and doors can't switch normally or accessories are damaged, so they should be repaired and replaced in time; If the sealant and sealing strip fall off or are damaged, they should be repaired and replaced in time; Bolts (nails) of curtain wall components or accessories should be fastened or replaced in time when they are loose or corroded; Curtain wall components, if corroded, shall be derusted and painted in time.

3) It is not advisable to open windows in rainy days and windy weather above Grade 4, and all windows should be closed in windy weather above Grade 6. The inspection, cleaning, maintenance and repair of the external surface of curtain wall are not allowed in windy, rainy (snowy) days above Grade 4. Hanging basket, window cleaner and other working machinery should be well maintained, normal in function, safe and reliable, and safety devices should be checked before use.

4) One year after the completion acceptance and delivery, the curtain wall project shall be comprehensively inspected, and then every 3 ~ 5 years. Inspection items shall include:

A) Whether the curtain wall as a whole is deformed, dislocated or loose; Whether the main load-bearing components, connectors and connecting bolts are damaged, rusted or loose, and whether the connection is reliable, etc.

B) Whether the panels such as glass, stone and man-made board are loose or damaged, and whether the sealant is degummed, cracked or blistered; Whether the sealing strip falls off, ages or breaks.

C) Whether the opening can be opened and closed flexibly, whether the hardware fittings are dysfunctional or damaged, and whether the mounting screws (bolts) are loose and invalid.

D) whether the drainage is smooth, etc.

E) After the curtain wall has been used for 10 years, the bonding performance and aging of the structural silicone sealants in different parts of the project shall be sampled and inspected every 1 year/time thereafter.

5) When the curtain wall suffers from strong winds, fires, earthquakes and other disasters, professional and technical personnel should conduct a comprehensive inspection of the curtain wall, and make a maintenance plan according to the damage degree, and repair or replace the damaged components and panels. Conduct a comprehensive prestress inspection and adjustment for the curtain wall of prestressed tie rod or cable structure.

6) The owner shall determine the cleaning frequency according to the degree of ash and fume pollution on the surface of curtain wall, but it shall not be less than once a year. According to the requirements of the curtain wall operation and maintenance manual, choose appropriate cleaning solution, and do not impact or damage the curtain wall during cleaning.
