This week is the first week of internship at Bank of China Ganzhou Chengdong Branch. The president arranged for me to work in the housing loan department. My colleagues are three very enthusiastic young people, all of whom have just graduated two or three years ago. On the morning of the first day, they took out a stack of customer information to familiarize me with the basic customer information needed to apply for a mortgage. In the first week, Bank of China was responsible for a lot of business in handling housing loans for several real estate projects. Among these newly handled businesses, I found that young people are buying more houses, usually small and medium-sized houses, and most of them are immigrants who are developing in Ganzhou. Since young people are under great pressure to take out loans to buy a house, most parents will help them repay the loan. As the country is about to continue to tighten its housing purchase policy, many people still choose to buy a house before the policy changes when housing prices remain high.

I think there are really many uncertain factors in the formulation and implementation of national policies. After all, there are many rigid demands, and people still have a huge demand for housing, especially as a second-tier city, where many people living in first-tier cities are under great pressure. People are looking for the next best thing and stay away from Beijing, Shanghai and Guangzhou. Coupled with Ganzhou's rapid development in recent years, the prospects are promising. I think at present, the housing prices in Ganzhou will continue to rise, and the financial sector that participates in the real estate market should still prosper.

This week I am mainly responsible for sorting out customer information and reporting on defaulted loans. The customer makes a collection call.

I heard from the seniors that this year’s business volume was only half of last year and only one-third of the year before. Indeed, there is not much customer information to organize. However, there is still a lot of information required in each file, including income certificates, etc. Especially for foreigners, one year's social security and tax forms are required before they can apply for a loan. Otherwise, they can only buy a house in full. Nowadays, with the interest rate of 1.2 times for second homes, there are relatively few purchases of second homes. Although the real estate market is not very prosperous, the New Mile Garden that our bank is responsible for is quite good. Perhaps it has more small and medium-sized suites and is in a good location.

When I started calling customers with bad records, I deeply understood the helplessness of banks. Some customers are only in arrears for half a month, and some are only in arrears of a few dozen yuan. This may be because the state has adjusted loan interest rates, and it is generally easier to contact them. However, for some key accounts, the phone was either down or unreachable, or the phone number was wrong. These defaults on users posed certain risks to the bank's assets. The president even held a meeting with the mortgage department to criticize this matter. I think the subprime mortgage crisis in the past few years was caused by this blowout. Therefore, when reviewing the situation of loan customers, we really need to be cautious and serious, rather than blindly soliciting customers.

The workload this week is not heavy, and I have become more familiar with my colleagues. Last night, a good friend of mine asked me to chat. It just so happened that he also worked in a bank, but in a small bank. He has been at work for three weeks. I still feel uncomfortable. According to him, it is an environmental problem. Others treat him unkindly. I don't interact much with them. I eat alone at noon every day, and I find it very painful to go to work.

In contrast, I feel very lucky. Maybe it’s because we work together in the same age group in our 20s and have many similar topics. Our colleagues are very friendly and we quickly became familiar with each other. I also think they are all very nice and a very human group. Therefore, I will continue to work hard and strive to become one of them. The change in mentality requires not only the attitude of an intern, but also the attitude of a working person. I may be a bit of a workaholic. As long as there is work, I will continue to do it without feeling bored or tired at all. However, once the things at hand are done, people will feel bored and unmotivated, and panic.

I feel in my heart that if in such an environment, when everyone is busy, I will feel uncomfortable and always want to do something.

However, maybe the house purchase policy is too tight, and my workload has been relatively light recently. In my spare time, I mostly consult with my colleagues on workplace issues, and improve my computer skills. But I still hope to be busy next week.

What impressed me most this week was that the weather was very bad. One morning when I went to the internship, there was no bus at all, so I stood at the station and waited for a long time. There was no sign of a car. They were all people walking to work. I thought there was no car anyway, so I might as well walk. I walked for a long time. When I walked to the door of the bank, it was almost half past eight. That was me. This is the latest time I have arrived since my internship.

When I arrived at the bank, I started to sort out the information and copies required for various loans from customers, help customers fill in personal mortgage loan contracts, loan applicant information, check personal credit reports in the credit reporting system, and make purchases. Credit investigation report... In fact, the work of bank credit is not complicated, it just requires absolute care and patience. I have met a lot of people in the past two days, from all walks of life, and it is also a good exercise for myself. I went from "Ask them, I don't know" a few days ago to "Thank you!" after the customer got the loan today, and I feel like I have made progress.

Although the current work is very simple, it is not easy to do it well. I want to start by being a screw for the Bank of China.

I used to feel envious when I heard people go for internships, as if they could learn a lot of knowledge every day, but this is not the case. Internships in many places assign simple tasks, which makes people feel that their self-worth has nowhere to be reflected. But think about it carefully: regular employees only do these things every day, let alone you, an intern? So I started copying contracts for them. There was basically no technical content. Once I was familiar with the process, I just immersed myself in writing it. I found it very boring at first, copying the contract to the point of vomiting blood, and just wanted to get it over with quickly, but later I discovered that even though the work seemed mindless on the surface, you could still learn something if you put your heart into it. Once I was dialing around and saw a record file of a large corporate loan. I took a closer look at it out of curiosity: a thick stack of documents recorded in detail all aspects of the company's information and the approval process for the company's loan. and the reasons for granting the loan. Only then did I realize that the review of corporate loans is so cumbersome, including investigating the company's management structure and operating model, the value of the property used for mortgage, and analyzing whether the repayer's first and second repayment sources are sufficient.

If these are not enough, they are often followed by the company's annual financial statements: balance sheet, profit and loss statement and cash flow statement. ha! Now the accounting knowledge I learned in school came in handy. It took no effort for me to understand these reports (of course these belong to small businesses and are relatively simple).
