Many friends in QQ group have been informed, but as an administrator, I have never been. I chose to visit the sales office uninvited. At noon in midsummer, the sales office is relatively deserted. Sales is a girl, basically the same age as me, and she speaks seriously, which basically satisfies me. Only a little uncomfortable, that is, I have to say that self-occupied housing is affordable housing. The price of owner-occupied housing and the division of property rights, the quality of affordable housing, and even affordable housing are not as good, which is the most embarrassing. When the salesman heard that I had been abroad, he became interested and talked to me about my experience of traveling abroad. At that time, sand tables were not allowed to take pictures. It doesn't matter, because a group of friends, collecting is enough.
For the first time, I was selected by six times, which seems to be more than 15500 (the total purchase priority is more than 24000). Of course, this result is better than Jinyu Huixingyuan, the first Yueduhui and Jinyu Huijingyuan. I was almost at the bottom of those three events.
The second lottery, not in proportion, is a big sort, I ranked 7000. According to the rhythm of the first house selection, in addition to 120 square meters, it is possible to choose other apartment types. But my favorite is 120 square meter three-bedroom apartment. Other units have obvious defects. It is said that contemporary home buyers call customers one by one to see the sand table. I still didn't get the notice, I still came uninvited, and I brought my wife and my mother.
17 August, in the morning 10: 30, I walked into the darkroom (sales office) located in Chengshou Temple. There are four kinds of feelings:
(1) Looking at the sand table, the number of customers who took the floor plan increased significantly. Bustling and crowded, although it is not bursting, the room is so stuffy. Most of the estimates of coming to see the house are non-priority, and it is easy to have the opportunity to buy your own house, so we must attach great importance to it. Come and see it even if it's remote. This scene, I am afraid that developers are very emboldened.
(2) The floor plan is more and more shoddy. Generally speaking, the loushu of the commercial housing sales office is beautifully made. The loushu collected and bred in contemporary times is really bright and blind. The first time I came to see the apartment, I took the colorful pages; The second time I came to see the apartment, it was all a copy of A4 paper. I understand that the floor price of this project is 4,600, and the price is 9,500, leaving only 4,900 for the developer. Because Jian 'an cost and financing cost are rigid, developers can only try to save marketing costs. There is nothing wrong with careful calculation. However, such a shoddy floor plan is indeed a bit too complicated, unlike the style of listed companies on the Hong Kong Stock Exchange.
(3) The service quality is poor. There are many customers and few salespeople, so we can't explain them one by one. Therefore, the sales office set up an information desk. Sales are like officials in the tax hall, asking questions from all directions. This makes it difficult to ask all the questions and understand them thoroughly. In addition, the sales control chart has also been blocked, and the situation of the remaining houses has not been shown to everyone, which obviously has an adverse impact on the decision-making of buyers. You can only check the information of the saleable commercial housing of the Housing Construction Committee every day for comparison.
(d) The image and location of the sales office is not good. The sales office of contemporary picking and breeding has no windows, only one door, and the area is relatively small. I will sweat after a while. It's the security guard at the door of the sales office, a bit like the underworld. It makes people feel like they are carrying millions of dollars in a thief's den.
Second, the feeling of the project itself.
I have written many articles about contemporary picking and breeding. Summarizing the previous impressions can be summarized as six "most" and four "flat".
(A) Cai Yu six "most" towns
Contemporary cutting and breeding has created six "best" in the land of cutting and breeding;
1. The geographical position is the most biased. Contemporary Cai Yu is located in the northwest corner of Caiyu Town, 2 kilometers away from the center of the town.
2. The starting price is the highest. Contemporary farming is 9500 per square meter. The most expensive new house before was Bordeaux, which started at 4,500, and then gradually rose to 12000 when it was sold out. The government bought back the relocated houses at a price of 9,000 yuan for breeding new gardens. The sold-out price of Blue Sky Garden in 2005 was 2850.
3. The highest living density. The contemporary plot ratio is 2.8. The plot ratio of Bordeaux is 1.3, that of Blue Sky Garden is 1.2, and that of Yuxin Garden is about 2.5. In contrast, contemporary harvesting is obviously the most intensive.
4. Maximum living height. There are 8 residential buildings in contemporary Cai Yu, including 5 buildings on 18 floor and 3 buildings on 27-28 floor. The tallest building before was the relocation house, which was less than 20 floors. The few remaining residential land in Caiyu Town may all be developed into villas. Therefore, the hat with the highest contemporary cultivation should be worn all the time.
5. Property fee is the most expensive. 2.66 yuan per square meter per month. It is said that the property fee in Bordeaux is 2.2 yuan, which was the most expensive before. Blue Sky Garden is located in 0.9 yuan per square meter, and the relocation housing area is basically around 1 yuan.
Of course, property companies are labor-intensive enterprises, and once the property fees are determined, they cannot be changed for several years. The current labor cost can't be compared with that of a few years ago. But 2.66 yuan is not cheap, and there are some doubts about whether it can provide value-for-money services.
6. Living facilities are the most uncertain. Caiyu Town is located in the center of the town, although there are many low-end facilities. Within 500 meters of Caiyu Town, there is only one bus stop and one sewage river (Fenghe River). There is no peculiar smell in the river section flowing through the contemporary plot (southward 1 km is clearer, and the landscape feels like a wetland).
(2) Four "units" of modern breeding industry
1.1.20m2 three-bedroom apartment: realize the balance of residential functional zoning. This is my favorite apartment and the fastest apartment for the first time.
2.84, 87, 94 square meters two-bedroom apartment: it belongs to a relatively mediocre two-bedroom apartment, with no bright spots, but no obvious defects.
3. 106 square meter small three-bedroom apartment: this kind of all-south strip apartment makes people feel that the living space is tiled and there is no sense of hierarchy. Especially the pattern of master bedroom and study room, it is strange that you have to go through the study room to get to the bedroom. Of course, for people like me who have thousands of books, this layout is to let me sleep after reading the books.
4. 13 1 m2 Three bedrooms: the living room is too large, the bedrooms are scattered, and the functional divisions are not balanced enough. However, it can meet the demand for home ownership in one step, and there is basically no need to change rooms.
There is a big error between the developer's plan and the actual construction area. Only 84 square meters of apartment are basically in line with the reality, 87,94, 106, 1 15, 13 1 square meter, which are 89,96 and 103 respectively in the actual building. There is such a big difference between the publicity materials and the actual drawings, which is really a bit weird and unreliable.
Third, the feeling of supporting the contemporary cutting and breeding projects
The biggest problem in the matching of contemporary cutting and breeding projects lies in uncertainty. I squeezed into the team and asked the sales staff about the scribing in Cai Yu primary school. He said that it is not clear whether contemporary Cai Yu can be included, and the owners need to contact the school themselves. This answer is too irresponsible. In order to improve the quality of real estate, some conscientious developers put their minds into the land with kindergartens and schools, and actively introduced key schools to run branch schools. Although the developer paid the construction cost, the quality, influence and price of the building have been improved, and both economic and social benefits have been harvested. In this regard, it is obvious that contemporary home buyers have not done any preliminary work.
Specifically, what are the uncertainties in matching?
(1) Education: Whether it can be included in the enrollment scope of primary schools in Cai Yu is still unknown. In fact, the distance between contemporary cutting and breeding and primary schools is more than 1 km. Will it be cut to the countryside across the river?
(2) Business: The business of 300,000 square meters mentioned by the developer has no shadow and no certainty at all. Even Yizhuang doesn't have such a big shopping plaza. The population and income level of Cai Yu Town is far lower than that of Cai Yu. Which commercial real estate developer will come here to do business? Want to enjoy high-end business, drive 17 km to Langfang Wanda.
(3) Public transportation: The high-speed commuter bus funded by the government of Caiyu Town is a far-sighted convenience measure. However, it is still unknown whether this train will extend to the contemporary plot.
Many contemporary families are just in need and have the demand for shuttle buses. Even because of the shuttle bus, they consider buying a house here, and the travel time is relatively concentrated. Even if only 300 residents have the need to take the shuttle bus, there are enough shuttle buses in the morning and evening rush hours. No matter whether the bus departure station is moved to contemporary Cai Yu (now Cai Yu Primary School), it is enough to make the bus basically full at the departure station. This embarrassed the owners of several other communities who had previously stayed in the nursery. Note: No one is allowed to stand on the high-speed bus, so that everyone has a seat. There are fifty or sixty seats on the train, which is not surplus.
So the problem of the bus stop is really unknown now. I hope to open two departure stations in the future, one in primary school and the other in contemporary schools, so as to increase the frequency and give consideration to everyone's interests.
As for the ordinary buses in the area, they have few lines, long intervals, long distances, many stops and poor condition, so they can't be used as reliable commuting tools at all.
(4) Subway: The distance of planting and breeding is far, about 30 kilometers. It is really painful to transfer from Yizhuang Line to Line 5. As for Line 8, 20 16 goes to Yinghai, and the depot has been built there, which means it will not continue to extend southward. It is about 20 kilometers from Yinghai to now, and the only national road 104 is not very good. There are many big cars, and it is often difficult to walk in traffic jams. So I don't think there will be any plans to adopt the subway until at least 2020.
(5) High-speed rail: Some people say that the intercity high-speed rail from Beijing to Langfang may set up a station in Cai Yu. I believed this at first, but after careful study, I found it was not feasible. There is already a high-speed train from Beijing to Langfang, that is, the Beijing-Shanghai high-speed train will pass through Langfang Station. It takes about 24 minutes from Langfang Station to Beijing South, which is faster than taking the subway from Huangcun. Of course, the ticket price is also high. Since there is a Beijing-Shanghai high-speed railway, it is unlikely to build a new one. At most, it is to add cars. I don't think high-speed railway station will plan before 2020.
(6) expressway: If you drive to expressway, the high-speed fare to and from 20 yuan, plus the gas money from 70 yuan, is inevitable. The transportation fee of more than 2,000 yuan a month is not small for office workers who just need it. The Beijing-Shanghai Expressway is congested in the opposite direction. Due to the impact of commuting in Yizhuang, the central city, it is blocked when going to work and blocked when going off work. Therefore, under normal circumstances, driving from Cai Yu to work in the city, although there are only four lanes in both directions and the road conditions are relatively poor, is generally smooth. Running at 70-80 per hour is no problem (speed limit is 90). It takes about 40 minutes to drive to the South Third Ring Road. But expressway is most afraid of rain, snow and fog, which is very unreliable. Especially in the southeast, all roads are troublesome in foggy days. Therefore, it is not practical to commute long distances in expressway.
As for the 104 national highway, it is blocked and cannot be opened at all. Forget it.
(7) Charging of new energy vehicles: Beiqi New Energy is located in Caiyu Town, and some people have begun to come up with ideas. If the contemporary property is not allowed to install charging piles inside the community, they will go to the charging station of BAIC New Energy Company to charge. Later, I learned that BAIC New Energy is a closed management, not a company employee, and it is impossible to enter, let alone have the final say. Therefore, friends who want to drive high-speed new energy vehicles will be depressed.
Fourth, talk about the advantages of contemporary harvesting.
Although there are some problems in contemporary MOMA, in the final analysis, the biggest problem is its remote geographical location. This is the main reason why people give it up. However, due to the good foundation in the early stage of Caiyu Town, the infrastructure in the town is still reasonable. Supermarkets, hospitals, schools, kindergartens, fire brigades. In addition to schools and kindergartens, other resources can basically be enjoyed.
The most desirable advantage of contemporary cultivation is price. This is the only commercial residence in Beijing that is less than 1 10,000 yuan per square meter. Although the price difference with the surrounding second-hand houses is less than 30%, at least the purchase price is still cheap. 8.9 million to buy a second house, 6.5438+0.3 million to buy a big three-bedroom apartment, not to mention in the central city, even along the Sixth Ring Road. In the process of picking and breeding, you can realize a just-needed housing dream and live in a two-bedroom apartment. It can realize the three-bedroom dream of just improving housing conditions and realize the ideal of living in a big house with little money. Although geographically remote, it is still Beijing.
Some people criticize that the two-bedroom and three-bedroom apartment has no balcony. I don't think it matters. Nowadays, many two-bedroom and three-bedroom houses that just need commercial housing have no balconies, even if they are built-in balconies. Because the balcony is an area. Commercial housing developed before September this year, bay windows are not counted as areas. If there are bay windows, it is enough to dry clothes. The premise is to dry the clothes first and then dry them.
Some people are worried about the quality of their own houses. I don't think there should be such problems in contemporary picking and breeding. Although contemporary home buyers are relatively cold to me, they are listed companies and large enterprises, so it should be said that they are unlikely to be too pitted. The houses built in Beijing urban construction are relatively solid at present, and there are no obvious quality problems. Of course there can't be bay windows or anything.
V. My personal decision
Although I had the opportunity to choose a house, I gave it up. There are three main reasons:
First, the developer's attitude was indifferent, and I was not asked to see the apartment before and after the two shakes. I came uninvited, which made me disappointed and chilling. I'm thick-skinned, but not hot enough to put my face on my cold ass.
Second, the location of the house is too remote, and it will not be resold within five years after getting the house. The rent is not high and there is no investment value, which is equivalent to locking millions of funds in Caiyu Town for at least nine years.
Third, I am not satisfied with the uncertainty of surrounding facilities, especially educational facilities. If the school close at hand is not qualified to go, isn't it equal to being cheated? Although Cai Yu Primary School is not ranked in Daxing District at all, at least it can be enrolled nearby. As a teacher, I know how important it is for children to go to school nearby.
Therefore, after paying attention to it for more than half a year, I didn't appear in the house selection site of contemporary picking and breeding.
