How to distinguish between serviced apartments and residential apartments?

The distinction between ordinary houses and serviced apartments is as follows: the property right of ordinary houses is 70 years, and that of serviced apartments is generally 40 years; Ordinary houses are generally calculated according to residents' water and electricity consumption, while serviced apartments are generally calculated according to commercial water and electricity consumption; Ordinary houses are easy to settle down, but commercial hotel-style apartments are difficult to settle down; Ordinary residence is residential land, and the right to use it will be automatically renewed when it expires. Serviced apartments are commercial land or comprehensive land, and the right to use them will not be automatically renewed when they expire.

Article 12 of the Provisional Regulations on Assignment and Transfer of the Right to Use State-owned Land in Cities and Towns

The maximum period of assignment of land use rights is determined according to the following purposes:

(a) residential land for seventy years;

(two) fifty years of industrial land;

(three) fifty years of land for education, science and technology, culture, health and sports;

(four) forty years of commercial, tourism and entertainment land;

(five) comprehensive or other land for fifty years.

Article 21 of the Urban Real Estate Management Law

Land users who need to continue to use the land after the expiration of the term stipulated in the land use right transfer contract shall apply for renewal at the latest one year before the expiration, and shall be approved unless the land needs to be recovered according to public interests. In case of renewal, the land use right transfer contract shall be re-signed, and the land use right transfer fee shall be paid as required.
