What's the difference between an apartment and a commercial house?

There are three differences between apartments and commercial houses:

First of all, they have different meanings:

1. The meaning of apartment: apartment is a kind of collective residence, which is called unit building or residential building in Chinese mainland and unit building in Hong Kong and Macao. Refers to the living form with complete living facilities, but it only accounts for a part of the building. Second, the classification of the two is different:

1, classification of apartments:

(1) serviced apartment: It is for the purpose of renting out to tenants, so this kind of apartment can be called a serviced apartment.

(2) Self-occupied apartment: Self-occupied apartment is called apartment or cooperative apartment ... Each unit of self-occupied apartment belongs to different owners and has independent property rights. The unit users of the cooperative are equivalent to the shareholders of the company.

Defining what an apartment is from the perspective of commercial real estate in a broad sense only refers to a building with five or more rental units, not Condo or Coop. Although some people buy apartments or cooperative apartments for rent, it is just like buying two apartments for rent, but it is not a commercial building.

(3) Mixed apartments: Generally, some mixed apartments are business offices, shops, doctors' clinics, etc. Others are apartments or cooperative apartments.

In addition, apartments can be divided into small apartment, garden apartment and high-rise apartment according to structure and type.

2, the classification of commercial housing:

(1) Domestic commercial housing: refers to houses, commercial housing and other buildings sold by real estate development enterprises in China (excluding Hongkong, Macao Special Administrative Region and Taiwan Province Province) after the land use right is approved by the government planning department.

Duplex commercial housing is a kind of domestic commercial housing and belongs to affordable housing. Add a mezzanine on a higher floor, thus forming a two-story building.

(2) Commercial housing for export refers to the houses, commercial houses and other buildings that are used by real estate development enterprises to rent out to the domestic and foreign countries after reporting to the competent government planning department in the form of land transfer fees according to the provisions of the competent government department for foreign investment.

Third, the property rights of the two are different:

1. Property term of apartment: 70 years for ordinary apartment; Business apartments are 40 years; 40 years of serviced apartments.

2. Property term of the commodity house: 70 years.
