Article 1 Basic information about the house

Article 2 Housing Leasing Situation and Registration

(1) Lease Purpose: Party A shall ensure that the leased house can be used for accommodation, catering, sales and other commercial purposes, water, electricity and fire protection, etc. All basic supporting facilities are complete and have passed the inspection and acceptance by relevant departments. Party B is able to handle relevant licenses and business procedures, and Party A shall cooperate.

(2) Registration and filing: Party A shall comply with the requirements of the relevant administrative department of the location of the house to handle the filing, tax payment and other procedures of the house leasing contract. The consequences arising therefrom shall be borne and handled by Party A and shall have nothing to do with Party B.

Article 3 Lease Period

(1) House lease period: from 20xx to 20xx, counting one hundred and twenty years (20xx).

(2) Delivery time: Party A shall deliver the house to Party B according to the agreed conditions before 20xx. The agreed conditions shall be subject to the building civil engineering acceptance documents.

(3) Rent-free decoration period: Party A grants Party B a rent-free decoration period of seven months, starting from the month and day of 20xx to the month and day of 20xx.

(3) Party A agrees that Party B will decorate, renovate and expand the leased house according to business needs, but shall not damage the main structure of the house. In order to ensure that Party B's design and renovation of the building decoration of the leased house proceeds smoothly, Party A provides Party B with building drawings related to Party B's project (including water, electricity, and fire protection construction drawings). Party B shall submit the reconstruction drawings to Party A for archiving after the project reconstruction is completed. Party B shall be responsible for any fines, rectification costs, and all expenses related to Party B's operation caused by Party B's excessive discharge of sewage, smoke, and noise.

(4) Party B may build necessary ancillary facilities on the outdoor site attached to the leased house according to business needs, but shall not damage the building or cause safety hazards. Party B can use the built facilities free of charge, and the property rights will belong to Party A after the lease expires.

(5) The advertising space of the house stipulates that after Party B rents the house, Party B can decide at its own discretion to publish advertisements on the building site rented by Party B, but the overall structure of the house must not be damaged.

Article 7 Subletting, transfer, etc.

(1) Party A agrees that Party B will transfer the whole or part of the leased house to a third party for use, and Party A will not interfere. Party A shall cooperate with the procedures and certificates issued by Party A.

(2) During the lease period, if Party A needs to sell the house, or if it needs to dispose of the house due to insolvency or bank mortgage, Party A shall notify Party B in writing of the specific circumstances of the house sale at least three months in advance. , shall not engage in fraud or deliberately raise the conditions. Party B shall enjoy the right of first refusal under the same conditions as others.
