In return, and as an act of saving my character when I expect the offer to arrive, I decided to recall and record the one-week interview in detail.

First of all, let me introduce myself. My elder sister, a master of finance and economics from the Central Government, and a master of economics and management. Their internship experience is two top real estate companies, an Internet Didi and a brokerage company. Resume preparation: professional background, internship experience and project experience. The carding mentioned here is not only to study your resume, but also to find a line. For example, my undergraduate major is real estate investment and my postgraduate major is asset appraisal, so I can tell the interviewer which aspect I am more professional by choosing some professional courses, maybe I am project investment and appraisal. Then sort out the internship experience. In fact, the internship industry can be different and the positions can be different, but we must find their connection. It would be strange to have a hammer in the east and a hammer in the west. For example, I have different industries, but my position is mainly investment and market research. Therefore, it is also relevant for me to invest in the business analysis post. During the internship experience, you must prepare one or two projects or studies, mention them slightly when introducing yourself, give the interviewer an impression, and then you can start talking. The project experience is mainly to find some highlights of the project, which varies from person to person.

Knowledge preparation: ① JD. COM 20 19 financial report for the first three quarters; ② Conference call-record the concerns and positioning of senior executives on the future development of JD.COM and the development of various businesses in JD.COM. This is what my little sister told me after Tencent's strategic internship. It is really useful. Invite her to dinner, zzz. Some students have only met for 10 minutes, so I think chatting is very important, which shows that the interviewer is interested.

Interview question: The interviewer is more casual. Unlike the usual interview, he introduces himself first, and then tells the most successful thing, the most failed thing and the biggest setback. To be honest, in my life, I really don't feel that I am facing too many setbacks. Maybe I'm forgetful and don't remember the bad things in my life, but really, there are too many people with miserable lives and experiences. It's really lucky that my parents, like us, didn't worry about their studies when they were young. They were able to successfully attend graduate schools in first-class universities in China, have the opportunity to pursue their future careers, have the right to choose and have the support of family and friends. The so-called setbacks are nothing more than failure in the senior high school entrance examination, college entrance examination, postgraduate entrance examination, leaving older relatives, parents divorced and so on. But some things must be experienced. Looking back, it just passed. (digression. sorry . . )

The interviewer asked me what my graduation project was first, but I didn't expect it. Actually, I just started talking. My graduation project theme is REITS value evaluation, which is also a real estate trust fund that is discussed more at present. I briefly talked about the original intention of the topic and the current market situation of REITS. Then he asked me when I was going to take CFA Level 1 and when I was going to take CFA Level 2. The internship experience asks what is the difference between the two positions of real estate internship and what is the focus. The questions asked in the internet internship are more detailed, such as what is the logic of user growth, what are the reasons for the good and bad operation results, and what are the problems. Next, I asked about the experience of the United States, the experience of college students' innovation and entrepreneurship practice (I made a mortgage loan for rural land contractual management rights). In the process of chatting, I also talked about my current concern about JD.COM, briefly talking about the financial situation, main business situation, development strategy and so on (mainly some contents prepared before, such as financial report, user sinking strategy, logistics strategy and so on). At the end of the interview, the interviewer told me about the current business of their department, mainly the securitization of white assets in finance, and so on. I talked a lot, it must be very nice. If this round passes, the next director interview will have a focus.

The second round of interview: telephone interview, about 40 minutes, asking many detailed questions, the interviewer is more serious. There are many professional problems. Let's list them below.

1. Issues related to asset securitization. 2. Asset appraisal method (my major), the definition of goodwill impairment. 3. The logic of investment report writing (one question impressed me deeply. When I wrote a market research report on the pre-positioning of a real estate in Beijing, I mentioned that the Beijing real estate market is a total market. He asked me why it was the general market. At the beginning, I said that the unit price of housing in Beijing is high, and the total price of customers buying houses will be much higher, so the total price limit is relatively large. He said that there was no real basis for this statement, so I said that according to the mortgage loan, the loan was 654.38+0 million, and the monthly payment for 30 years was more than 7,000. If you buy more than 654.38+00 square meters, the loan in small cities is more than 200,000, and Beijing may be 654.38+00,000. Monthly repayment will double, so buyers pay more attention to the total price of the house. The interviewer is satisfied). The enlightenment to me is that every question should be supported by the data logic behind it, and we should not take it for granted, but imagine the logic behind it. 4. The information obtained by copying the project. There are some more detailed questions about these, which will be asked constantly during my speech. The pressure is still quite great. But fortunately, it passed in the end.

Three rounds of interview: hr interview, about 20 minutes. I did something stupid in the middle, misread the hr number, and chatted for a long time in front of an unknown hr, only to find that I was wrong. . . . Never do such a thing. . .

Main problems: own advantages, projects done, internship experience. More traditional.
