How to calculate the capacity area
1, the definition of capacity building area:
The building area with plot ratio is equal to the planned construction land area * calculated plot ratio, and the sum of all the building areas with calculated plot ratio in the community. Capacity area is less than or equal to the building area.
2, do not calculate the scope of the floor area ratio:
If the construction area is not calculated, the floor area ratio is not calculated.
According to the Calculation Rules of Building Construction Area, the scope of not calculating the construction area includes:
1) components, accessories, attached wall columns, cribs, pedals, steps, overhanging awnings, wall plastering, inlays, decorative surfaces, etc.
2) Used for outdoor ladder climbing such as maintenance and fire fighting.
Equipment piping layer, storage room, deep foundation overhead layer and cantilever scaffold overhead layer not used in the design within the range of 2.2m high.
4) Operating platform, feeding platform, installation box or tank platform in the building; Roof water tank, flower stand, gazebo, etc. No shell structure.
5) Independent chimney, flue, trench, oil (water) tank, gas holder, water tower, oil (water) storage tank, storage bin, trestle, underground civil air defense passage and other structures.
6) Single-storey rooms are separated in the single-storey building, and curtains, scenic overpasses and platforms are hung on the stage and backstage.
7) Deformation joints and settlement joints with a width greater than 300mm in the building.
3. Calculation formula:
The so-called plot ratio is to calculate the plot ratio. Under normal circumstances:
Capacity calculation building area = the sum of all calculated plot ratios of the community.
Calculated plot ratio = planning condition plot ratio × planning and construction land area
Ground floor area with plot ratio = ground floor area-excluding plot ratio (ground floor space for overhead greening)+area with special multiple plot ratio (high-rise building)
Difference and calculation between floor area ratio and building area
Capacity-counting construction area refers to the construction area for which the floor area ratio is calculated.
Building area = measured area+non-measured area. The building area with capacity refers to the building area included in the floor area ratio, which is generally implemented according to the calculation method specified in Code for Calculation of Building Area of Building Engineering (GB/T 50353-2005). In the following cases, these rules shall be implemented.
1. If the height of the residential building is more than 3.6m and less than or equal to 5.8m (i.e. 3.6+2.2), regardless of whether there is mezzanine on the floor, the construction area shall be calculated as 2 times the horizontal projection area of the floor; If the floor height is more than 5.8m and less than 8m (i.e. 5.8+2.2), the building area with capacity shall be calculated as 3 times of the horizontal projection area of the floor, regardless of whether there is interlayer on the floor; The story is more than 8 meters high, and so on. For duplex houses, if the height of the hall, living room and dining room does not exceed 35% of the building area of this floor and is less than or equal to 7.2m, the floor area ratio building area of this height part shall be calculated according to 1 times of the horizontal projection area of this floor; If the building height exceeds 35% of the building area of this floor or more than 7.2 meters, it shall be calculated in accordance with the provisions of the first paragraph of this article.
In addition to the entrance hall, living room, dining room and closed balcony connected with the living room, the height of other parts shall be calculated according to the provisions of the first paragraph of this article. Two, commercial buildings (including all kinds of supporting service buildings) are divided by huxing. Where the unit area is less than 3,000 square meters, the floor height is more than 5. 1 m, and less than or equal to 7.3 m (i.e. 5. 1+2.2), regardless of whether there is a mezzanine on the floor, the construction area is calculated as 2 times the horizontal projection area of the floor; If the floor height is more than 7.3m but less than 9.5m (i.e. 7.3+2.2), the building area with capacity shall be calculated according to 3 times of the horizontal projection area of this floor; The height of the story is over 9.5 meters, and so on.
Commercial buildings (including all kinds of supporting service buildings) are divided into units. Where the unit area is more than or equal to 3,000 square meters and the floor height is more than 6 meters and less than or equal to 8.2 meters (that is, 6+2.2), the building area with capacity is calculated as twice the horizontal projection area of the floor, regardless of whether there is interlayer on the floor. If the storey height is more than 8.2m and less than or equal to 10.4m (i.e. 8.2+2.2), the building area with capacity shall be calculated as 3 times of the horizontal projection area of this storey; The story height is greater than 10.4m, and so on. If there are special functional requirements, special demonstration is needed.
3. If the height of an office building or hotel building is more than 5. 1m, but less than or equal to 7.3m (i.e. 5. 1+2.2), the building area with capacity shall be calculated as twice the horizontal projection area of the floor, regardless of whether there is interlayer on the floor; The floor height is more than 7.3 meters and less than 9.5 meters (i.e. 7.3+2.2), regardless of whether there is interlayer on the floor, the building area with capacity is calculated as 3 times of the horizontal projection area of the floor; The height of the story is over 9.5 meters, and so on. Four, the public part of the building lobby, lobby, atrium and other buildings with special functional needs are calculated on the first floor.
5. The clear height of the overhead part at the bottom of the residential building is greater than or equal to 3.6m, and it is only used for greening, public leisure space, public passage and other non-operating purposes. Its area is not included in the floor area ratio construction area, but included in the project construction area. Balcony calculation of intransitive verb (1) For a residence with a building area of 60 square meters or less, if the balcony depth is more than 2.4 meters, or if the sum of the projected building areas of each balcony structure is more than 10 square meter, the excess part shall be included in the capacity building area according to the total area, and the non-excess part shall be included in the capacity building area by half; (2) For a residence with a construction area of over 60 square meters in Xing Tao, where the balcony depth exceeds 2.4 meters, or the sum of the projected area of the balcony floor of each household accounts for more than 17% of the indoor area of the household, the excess part is included in the capacity construction area according to the total area, and the non-excess part is included in the capacity construction area by half; (three) residential air courtyard, air garden, home garden, etc. , calculated according to the first two items of this article; (4) Closed balconies and closed corridors of public buildings are included in the construction area according to the projected area of structural floors; (5) If the shelf of the outdoor unit of the air conditioner is arranged along the outside of the long side of the balcony, the shelf shall be included in the construction area according to the balcony; Set along the outside of the short side of the balcony, and the part with a width greater than 0.8m is included in the capacity construction area according to the balcony.

Calculation formula of building area
1. Capacity calculation building area = the sum of all calculated plot ratios of the community.
Calculated plot ratio area = planned condition plot ratio x planned construction land area Note: The planned construction land area should be equal to or less than the land area of the general plan. After the project is completed, the plot ratio can only be equal to or less than the planned plot ratio. 2. Total construction area = aboveground construction area (excluding floor area ratio)+underground construction area (excluding floor area ratio). 3. The above-ground construction area = the above-ground construction area excluding the plot ratio+the total saleable construction area under normal circumstances refers to the above-ground construction area including the plot ratio. It also includes part of the underground building area (garage or parking space) where property rights can be declared. 4. Counting the above-ground building area = the above-ground building area-excluding the floor area ratio (the service space of the ground floor overhead greening)+the special area with multiple floor area ratio (super high-rise building). The following does not count the building area, and certainly does not count the floor area ratio: 1 building access (arcade, overpass bottom). 2. Interlayer of equipment pipeline in the building.
3. Separate single-story rooms in the building, curtain hanging on the stage and backstage, overpass of scenery, platform picking, etc. Roof water tank, flower stand, gazebo, terrace, outdoor swimming pool.
5 Operating platform, feeding platform, installation box and tank platform in the building. 6. Legs, wall columns, cribs, steps, wall plastering, decorative surfaces, decorative curtain walls, outdoor air conditioning shelves (boxes), bay windows, components, accessories, awnings with a width of 2. 10m or less, decorative balconies and corridors not connected with buildings.
Overhead corridors, outdoor stairs and outdoor steel stairs and ladders are used for maintenance and fire fighting without permanent roofs. Escalators, moving sidewalks Independent chimneys, flues, trenches, oil (water) tanks, gas holders, water towers, oil (water) tanks, warehouses, trestles, underground civil air defense passages and subway tunnels.

What's the difference between building area and capacity area? Are the two calculation methods the same?
(1) Building area is a real estate term, which is directly related to the calculation of usable area and utilization rate.
According to different countries and regions, its definition and measurement standards may not be consistent. The building area is generally larger than the usable area.
Building area is an important technical and economic index in the field of construction engineering, and it is also one of the important indexes of national macro-control. Construction area refers to the horizontal area of the periphery of the structure above the toe of the external wall of the building, and it is a physical quantity index that reflects the scale of the building in square meters.
Construction area, also known as building development area, refers to the plane area of each floor measured from the peripheral horizontal plane above the foot of the external wall of residential buildings. It is an economic indicator of building size.
The construction area of each floor is calculated according to the horizontal section of the external wall above the toe of the building. Including usable area, auxiliary area and structural area.
In China Mainland, the laws and regulations related to the construction area include "Calculation Rules for Allocation of Commercial Housing Sales Area and Public Construction Area" and the current calculation rules for construction area. In China and Hong Kong, the calculation of construction area and usable area should follow the Code of Practice for Surveying issued by the Hong Kong Institute of Surveyors.
There are building technical specifications in Taiwan Province Province, China, and the volume control in Chapter 9 is the specification of volume ratio and building area. In residential buildings, the scope and method of calculating the construction area are: (1) No matter how high a single-storey building is, it is calculated as one floor, and its construction area is calculated as the horizontal area of the periphery above the toe of the external wall of the building.
Part of the floors (such as the attic) of the single-storey residential building area should also be calculated. (2) The construction area of multi-storey or high-rise residential buildings is calculated according to the sum of the construction areas of each floor, the bottom floor is calculated according to the horizontal area above the external wall of the building, and the second floor is calculated according to the horizontal area above the external wall.
(3) The construction area of the basement, semi-basement and corresponding entrances and exits shall be calculated according to the horizontal area of the periphery of the upper external wall (excluding the light well, damp-proof layer and its protective wall). (4) Using deep foundation as underground overhead layer. 2.2 meters high, the construction area is calculated by half of the horizontal area outside the overhead floor.
(5) The passage through the building, regardless of the height of the hall in the building, the construction area is calculated as one floor. The hall corridor is calculated according to its horizontal projection area.
(6) The construction area of elevator shaft, elevator shaft, garbage chute, pipeline shaft and chimney with wall shall be calculated according to the natural floor of the building. (7) If the height of the technical floor (used for placing all kinds of equipment and maintenance) in residential buildings exceeds 2.2 meters, the construction area shall be calculated according to the horizontal area outside the technical floor.
(8) When the width from the outer edge line of canopy structure to the outer edge line of external wall structure exceeds 2. 10m, the area shall be calculated as half of the horizontal projection area of canopy structure plate (the calculation of canopy with columns and canopy without columns shall be consistent). (9) Staircase, water tank room, elevator machine room, etc. There is a prominent display of the retaining structure, and the construction area is calculated according to the horizontal area around the retaining structure.
(10) For an overhead corridor with a roof between two buildings, the construction area shall be calculated according to the projected area of the corridor. The construction area of overhead corridor without roof is calculated as half of its projected area.
(1 1) The door that protrudes from the wall and overlooks the room, and the construction area is calculated according to the horizontal area of the periphery of the enclosure structure. (12) The balcony of a building is calculated as12 of its horizontal projection area.
Whether the balcony is a balcony or a concave balcony, whether it is a closed balcony or not, the construction area of the balcony is calculated as 1/2 of the horizontal area of the balcony. (13) If there are no stairs in the residential building and there are outdoor stairs (including evacuation stairs), the construction area of the outdoor stairs shall be calculated according to the horizontal projection area of each floor; If there are stairs in the building and there are outdoor stairs (including evacuation stairs), the outdoor stairs shall be calculated according to half of the horizontal projection area of each floor.
(14) Calculation range of total construction area 1. The building is calculated according to the horizontal area of the periphery of the structure above the external wall, and the multi-storey building is calculated according to the sum of the building areas of each floor. 2, indoor clear height greater than 2.00m (including 2.00m) of the staggered floor, pavilion (dark) building, sloping roof, according to its projection area.
3. Stairwells and elevator rooms with upper floors above 2.20m (including 2.20m) are calculated according to the horizontal projection area of the structure periphery. 4. If the floor, mezzanine, basement and independently built bicycle houses and garages are more than 2.20m high (including 2.20m), they shall be calculated according to the horizontal projection area of the structure periphery.
5. If the glass curtain wall is used as the external wall of the house, it shall be calculated according to the horizontal projection area of its periphery. If it is not used as an external wall only for decoration, it shall be calculated according to the horizontal projection area of the periphery of the structure.
6. If the house with expansion joints is connected to the interior, the construction area shall be calculated by expansion joints. 7. Outdoor stairs with roofs are calculated according to the horizontal projection area of each floor.
8. Cantilever buildings, fully enclosed balconies and corridors shall be calculated according to the horizontal projection area of the periphery of their structures. 9. No matter how high the floor is, the vacant floor construction area of duplex building and jump floor is calculated as one floor.
Stair wells are not recognized as empty floors. In addition, in residential buildings, the areas excluding the building area include: (1) components and accessories protruding from the wall, artistic decoration and hanging (wall) boards, such as columns, cribs, footstools, etc.
(2) Ladders for outdoor maintenance and fire fighting, steel ladders with a width less than 60 cm. (3) Chimneys, flues, water storage tanks and other structures that are not independently attached to the external wall.
(4) There is no enclosure structure between roof water tanks. (5) Technical layer (equipment layer) with a height less than 2.2m ..
(6) Single-storey houses separate single-storey rooms such as operation room, control room and instrument room. (7) Deep foundation underground overhead floor with a height less than 2.2m, and scaffold space for sloping buildings.
As can be seen from the above, the calculation of residential building area is more complicated, not only with many regulations, but also with strong professionalism and technology. When buying a house, if consumers don't understand this, or have doubts about the calculation results, they can consult professionals, or ask special measuring institutions to re-measure and calculate according to the above standards.
1. The common building area unit in China is square meters. In practical work, the calculation of construction area is mainly based on the provisions of the "Code for Real Estate Survey" promulgated by the state. There are generally five basic conditions for calculating the construction area: 1) it must have a cover; 2) There should be enclosure structure; 3) knot.
What is the capacity of the building area? And the total building area.
Difference between construction area and total construction area:
Capacity-counting construction area refers to the construction area for which the floor area ratio is calculated.
Building area = measured area+non-measured area.
Among them, the non-capacity area is slightly different from place to place according to the provisions of the local planning part. The underground garage in Chongqing and the garage-related equipment room can be ignored. Can be used as a public green space overhead building area can also be ignored, and so on.
Definition of building area:
It is directly related to the calculation of available area and utilization rate.
Define the building area by capacity:
That is, it is equal to the planned construction land area * the calculated plot ratio, and the sum of all the construction areas with calculated plot ratio in the community! In general, the capacity area is less than or equal to the building area, and the semi-basement is half of the capacity area, excluding the basement without property rights.
What's the difference between a toll area and a non-toll area?
Difference between areas with capacity and areas without capacity: 1. The meaning is different: the area without capacity (excluding plot ratio), in short, this part of the construction area is not included in the calculation of plot ratio.
Capacity calculation construction area (floor area ratio) = the sum of all calculated construction areas of the community. 2. Different categories: In general, the total saleable construction area refers to the above-ground construction area of the plot ratio, including some underground construction areas (garages or parking spaces) where property rights can be declared.
The underground construction area is included in the total construction area, but it is not necessary to calculate the underground construction area when calculating the floor area ratio, which belongs to the non-capacity area. 3. Both of them aim at different building areas: calculate the floor area ratio, which is generally: calculated floor area ratio = planning condition floor area ratio x planning construction land area; Total construction area = aboveground construction area+underground construction area.
Building area above ground = building area with plot ratio+building area without plot ratio. Equipment piping interlayer in the building.
