Three main types of houses in Malaysia

As domestic housing prices continue to rise, many people are looking to buy houses overseas. Malaysia, for example, is a good choice. So what are the main types of houses in Malaysia? Let me tell you about them below.

1. Residential properties

Residential properties cover property types throughout the region, including apartments, residences, serviced residences, apartments, villas and luxury Residential. Let’s take a look at the various types of residential properties in Malaysia.

Types of residential properties are as follows:

Residential

Most people, especially families prefer family homes over other types. Residences include terraced houses, semi-detached houses and single family detached houses. They come to one, two or three floors. Typically the third floor above a home is the attic, or if it's the lower third floor, it's a basement. Residential properties in Malaysia usually have land and are linked to other houses but separated by walls or fences. These types of houses are always on the market for rent or sale.

Luxury Homes

What defines a luxurious home is usually its hefty price tag. It typically offers the highest quality, location, floor plans, amenities and lifestyle to its owners within the community. Size does matter, but sometimes it doesn't define a luxury home. Houses, mansions, castles, villas, beachfront homes are the obvious luxury style homes, but some of the features: an indoor swimming pool, art gallery, gym, media room, recreation room, would rank among the second-tier luxury homes that are usually on the market, despite the fact that large homes are for sale. Prices start from RM1 million.

Apartments

Apartments are high-rise or low-rise buildings with infrastructure, and apartment facilities include swimming pools, convenience stores, tennis courts, gyms, and other facilities. Apartments are relatively self-contained housing units in a building that are often rented to a family or one or more people for their exclusive use. It is sometimes called a unit. Some locales have legal definitions of what constitutes a condominium. In some places "apartment" refers to the units in a building that were built, while "flat" refers to units in a building that was originally built as a single family residence and later subdivided. One of the types of apartments offered is a studio apartment. These apartments usually consist mainly of one large room, which is combined with living room, dining room and bedroom. There are usually kitchen facilities as part of this central room, but the bathroom is its own smaller separate room. Apartments fetch higher prices and rents usually due to the fact that they are of better quality and come with a full range of amenities.

Terrace Houses

Generally terrace houses are not as popular as other types of houses in Malaysia. A townhouse is two properties built on the same land, usually with the lower unit occupying part of the ground floor and the upper unit occupying the remainder of the first floor and the remainder of the second floor. Most of the time the owners of the lower units are different from the owners of the top units. A townhouse is different from an apartment or apartment. In other countries, they are also known as terraced houses. Some townhouses have facilities such as tennis courts in the community. Features of a townhouse include a small frontage onto the street or thoroughfare and some sort of rear yard.

Serviced Apartments

Serviced apartments are very similar to hotels, but the only thing is that you can own or rent a serviced apartment. It is laid out and provides facilities for daily use. It is also designed as a cheaper hotel room for short term stays. Since the boom in cheap international tourism began, interest in short-term accommodation services rather than serviced apartments has been rising. I basically like serviced apartments, including serviced apartments. They are usually located in commercial areas. It is said that they are not residential properties and therefore, they are not built under the Housing Development Act 1996.

2. Commercial real estate

Commercial real estate covers property types throughout the region, including workshop offices, workshop houses, commercial buildings, retail stores, professional buildings and shopping malls. Commercial real estate is more expensive than residential property, and it is likely to face rental problems during a recession. Let’s take a look at the various types of business properties in Malaysia.

The types of commercial real estate are as follows:

Store office

A store office is basically self-explanatory. This is a row of buildings linked together by independent store offices. It is different from an office building or a shop house. However, it is the same design as the shop house. The only difference is that a store house is not fully utilized, while the store office is used entirely for commercial purposes. In the early 20th century, this architectural style was common in urban business districts and was often used for large businesses, which required large amounts of space.

Shophouses

They are generally low-rise buildings with one or two floors. On the first floor there are shops opened five feet way and upstairs there is residential accommodation. Shop houses generally have workshops and offices, and a row of buildings is designed to be connected together. General shops are a café, barber shop, car workshop or school association. Accommodation arrangements are made to accommodate one or more families, or to be used as workers' quarters. Shophouses are usually used for family shops as businesses and the upper floors are used for residential purposes. The location of shops and residential spaces depends on the number of floors of the shophouse: a single-storey shophouse is often behind the shops and includes the living space, while in a two- or more-storey shophouse the living space is usually located above the shop.

Commercial buildings

Basically, commercial buildings are a type of building used entirely for commercial purposes. It can be used in offices, warehouses or retail outlets. In some places, commercial buildings combine office functions such as 2-10 retail on level 1.

Retail store

A retail store is basically a store that sells goods or provides services, such as a bookstore, a boutique, a hairdresser, etc. They can be found in commercial workshop offices, workshop premises, commercial buildings or independent shops. Independent stores are quite rare unless it's a big company. Retail stores are found in the central business district and urban areas.

Shopping Malls

Shopping malls have stores in their various large buildings. Shops are all easily accessible and there are escalators and elevators within the mall to ease shopping. Most malls sell almost everything from clothes, food, home accessories, hardware, computer products, sports equipment and entertainment venues such as movie theaters, ice rinks, bowling alleys, pool tables, etc. The mall also has a gourmet anchor department store.

3. Vacant land

There are three main types of land in Malaysia: freehold land, leasehold land and Malay reserve land. The condition of the land to be purchased must be inspected in order to make an informed investment decision. The status of the land can be checked at the Land Office or the National Land Registrar.
