Why is the housing price in Xiamen so high?

The two cities are usually compared together, and the level is almost the same. Why is the price difference so big?

Xiamen Island is a circle with a diameter of about 12km. Originally, I thought Qingdao should be much bigger than Xiamen, but I measured it and found that although Qingdao has a large total area, the actual urban area is not as big as Xiamen. The coastline of Qingdao is 14 km long, but it is 6 km north to Licang District. Qingdao, on the other hand, used to be just south and north, about 4 kilometers deep. Therefore, even if Licang District is included, the area of Qingdao is 14x 12km, and it includes a large number of rural and mountainous areas.

In this respect, I think it is not too much for Xiamen to completely explode Qingdao. I traveled all over Xiamen's inner streets and seaside. I take a taxi, my friend drives me, I take my friend's car for a walk, I take a bus, I walk ... There is no sanitary corner anywhere I pass, and the streets are clean.

In contrast, Qingdao, although the coastal and Laoshan sanitary environment is good. But even in the north of the city, there are many messy places. Not to mention licang district.

Although Xiamen has also been blocked, it is not on the same level as Qingdao. Even if I went in and out of the island during the eleventh period, it was not blocked for more than 20 minutes. And Qingdao, not to mention Shandong Road and Haier Road, even if the highway around the Bay is blocked to death on holidays.

Although there are too many mountains and narrow roads in Qingdao, it is difficult to plan the old city, but there are 1000 reasons, and blocking is blocking. It is even more difficult to find a parking place in Qingdao.

I wonder if it is because Xiamen has a small population. I don't think there are as many cars on the road as in Qingdao. Even the tourists who went to Xiamen University and Xiamen Gate Temple during the Eleventh Period were not as many as those who went to Qingdao Zhongshan Park on weekends.

BRT is in Xiamen, most bus stations have drinking water, but Qingdao doesn't. There is no difference in other infrastructure construction.

But one thing to say, I think Qingdao people are good, but a small number of people outside Qingdao (I mean some, not all, don't spray indiscriminately) have different qualities. I think this is the root cause of killing people in some places.

I think the natural advantages of Qingdao are incomparable to those of Xiamen. Shanghai, Xiamen, Qingdao, but Qingdao has several beaches, and Qingdao is a mountainous area, so there are many beautiful peaks in Laoshan alone. As for cheating, it is indeed a black spot. It should be said that the management should make great efforts to control it.

I think, on the whole, Qingdao wins at the peak (where the Laoshan Mountain in the south of the city is near the sea), and Xiamen wins in general.

If I had a choice, I would choose to live near the sea in Laoshan District, Qingdao (of course, I can't afford it either, I'm just having fun).

But why is the price difference so big? I think it may be that there are too many local tyrants in the surrounding counties and cities of Xiamen, and they all go to the island to buy houses, which has pushed up housing prices.

And around Qingdao, unless you are rich, there is no need to go to Qingdao to buy it. Yantai, Weihai, Rizhao and Weifang are also good.
