OMA Tencent Qianhai Five Belt and One City Project

Innovative technology industry is the core of China's economic strategy in the next few years. OMA has been involved in the design and planning of industrial space for more than 25 years. From the design of Universal Studios headquarters in Los Angeles in 1996 to the design of CCTV headquarters in Beijing in 20 12, until recently, innovative technology industry projects have become the core part of OMA's works.

Tencent Qianhai Five Belt and One City Project

Tencent was founded in 1998 and is now one of the largest internet companies in the world. Looking forward to the company's future growth, Tencent decided to build a new industrial park, which can accommodate 80,000 employees and a quarter of employees. According to the competition task book, the new park has a total construction area of 2.5 million square meters and will form an independent Tencent City in Qianhai, Shenzhen. In the process of participating in the new campus design competition, OMA pondered the following questions: How to create a master plan and design that can not only show Tencent's image, but also be fully flexible with the changes of time? How to make a master plan for a company whose structure changes faster than the master plan? How to let more people get in touch with China's creative industries?

The project is located in a 2.5km× 500m long and narrow clearing on Dachanwan Peninsula, facing the bay like a semicircular auditorium. We imagine the park as a stage, performing colorful activities in front of the audience in Qianhai CBD. The focus of the design is the intention of extending the semi-circular waterfront path in front of the bay to the Dachanwan project base. By adding a slow traffic viaduct on one side and a ferry connection on the other side, a complete circular path is formed. This circular path defines the public-centered representative functional part of the master plan. Tencent Park will form an extension in front of the Bay Waterfront Park along the circular path to guide the public to come and welcome them to stop at the edge of the park peninsula and enjoy the unique scenery here. It also created a place for Tencent to show its well-known large-scale corporate activities to Qianwan.

In this position, we suggest to design a building structure symbolizing innovation and connection: a cascade arc building, which contains public functions such as exhibition center, hotel, auditorium and top-level public passage. The science exhibition hall and data center will further emphasize the public experience. This will be a vibrant area with many public spaces for Tencent employees and the general public to engage in leisure activities of various scales. Tencent headquarters is located at the end of the peninsula, in the north of the whole circular path, overlooking the whole park, in front of the bay, marking the city skyline at the end of the peninsula. At the same time, it also links the public areas in the base with other office and residential functions.

We organize the functions outside the circular road into five strips parallel to the waterfront. Two of them will accommodate Tencent's corporate functions, including offices and R&D facilities. These two zones can be used to build independent traditional podium and towers, or before the Bay and Greater Bay Area, to build an internet of office and R&D facilities overlooking the low-rise zone. The center is a mixed-use strip, which is overhead and inserted into the circular path so that it can be directly connected to the front of the bay. Two relatively narrow residential zones are intertwined to form a unified structure, which is open to the sea. Such a reasonable layout can provide the greatest flexibility for future development and promote the synergy between functions.

Along the Five Zones, special functional formats related to education, sports and retail business will be organized in strategic locations near public transportation hubs. These functions are combined with the long street, which can be used by tenants and residents, while consolidating and improving the image of the long street.
