Article 20 of the "Measures for the Administration of Sales of Commercial Houses" If the price is calculated based on the built-up area or floor area of ??the house, the parties shall specify in the contract how to deal with the discrepancy between the contracted area and the property rights registration area.
If there is no agreement in the contract, it shall be handled according to the following principles:

If the buyer does not check out, and the property registration area is greater than the area stipulated in the contract, the part of the house price that the area error ratio is within 3% (inclusive) shall be made up by the buyer; the part of the house price that exceeds 3% shall be paid by the real estate development enterprise The property rights belong to the buyer. When the registered area of ??property rights is smaller than the area stipulated in the contract, the part of the house price whose absolute value of the area error ratio is within 3% (inclusive) shall be returned to the buyer by the real estate development enterprise; the part of the house price whose absolute value exceeds 3% shall be paid by the real estate development enterprise in both directions. times returned to the buyer.

If the area difference is caused by changes in planning and design stipulated in Article 24 of these Measures, and the parties do not terminate the contract, they shall sign a supplementary agreement.
