The down payment of serviced apartments is 50%, the longest loan period is no more than 10 year, the loan interest rate is much higher than that of ordinary houses, and the monthly payment is more than double that of ordinary houses with the same loan amount. When serviced apartments are sold, they are taxed according to commercial real estate. The deed tax is 3%, which is 2-3 times that of ordinary houses. Transaction taxes and fees add up to 40%-50% of the overall profit.
