1, Scope This standard specifies the contents and basic requirements of urban real estate survey, and is applicable to the real estate survey of cities, towns, built-up areas, industrial and mining enterprises and institutions outside the built-up areas and their adjacent residential areas. 3. Calculation of real estate area
3 1 1 Content area measurement of real estate area refers to horizontal area measurement. It is divided into two categories: housing area and land area calculation, in which housing area calculation includes housing construction area, shared construction area, property right area and use area.
3. 1.2 Building area The building area of a building refers to the horizontal projection area of the external wall (column) above the foot of the building, including balconies, corridors, basements, outdoor stairs, etc. , and it is a permanent building with a solid structure and a height of more than 2.20m (inclusive).
3. 1.3 The usable floor area of the house refers to all available indoor space areas of the house, calculated according to the horizontal projection of the interior wall of the house.
3. 1.4 The property right area of a house refers to the construction area of the house legally owned by the property owner. The area of housing property rights shall be determined by the administrative departments of real estate of municipalities, cities and counties directly under the central government.
3. 1.5 Shared building area refers to the building area jointly occupied or used by all property owners.
3. 1.6 requirements for area measurement. Various area measurements must be independently measured twice, and the difference should be within the specified tolerance range, and the middle value should be taken as the final result. The measuring distance should be measured with a tape measure that has passed the verification or other instruments and tools that can achieve the corresponding accuracy. 3.2 Relevant regulations on calculation of building construction area
3.2. 1 Scope for calculating the total construction area.

B) Calculation of the construction area of mezzanine, interlayer, technical layer, elevator room, etc. where the inner layer of the house is more than 2.20 m high.
C) The area of the passage, hall and hall passing through the house shall be calculated as one floor. The corridor part of the foyer and hall, which is more than 2.20 m high, should be calculated according to its horizontal projection area.
D) The area of stairwell, elevator (sightseeing elevator) well, elevator well, garbage chute and pipeline well shall be calculated according to the natural floor of the building.
E) The house is a permanent building in the air, and the stairwell, water tank room, elevator machine room and sloping roof with a height of more than 2.20 m are only calculated according to their peripheral horizontal projection plane.
F) A totally enclosed balcony with cantilevered buildings shall be calculated according to its peripheral horizontal projection area.
G) Outdoor stairs with permanent structure and cover are calculated according to the horizontal projection area of each floor.
A) The corridor with columns connecting houses and the corridor with columns between two houses shall be calculated according to the horizontal projection area of the column periphery.
B) The permanently closed overhead corridor between houses is calculated according to the horizontal projection area of the periphery.
C) Basements, semi-basements and their corresponding entrances and exits with a height exceeding 2.20m shall be calculated according to the horizontal projection area of the periphery of the external wall (excluding light wells, damp-proof layers and protective walls).
D) porches and doors with columns or retaining structures shall be calculated according to the horizontal projection area of the periphery of columns or retaining structures.
E) If the glass curtain wall is used as the external wall of the house, it shall be calculated according to the horizontal projection area of its periphery.
F) The carport with columns in the permanent building is calculated according to the horizontal projection area of the column periphery.
G) For houses built on slopes, hanging feet should be used as overhead floors. If there is a retaining structure, it shall be calculated according to the peripheral horizontal area of the part with a height of 2.20m or more. ..
H) If the house with expansion joints is connected to the interior, the construction area shall be calculated by expansion joints.
3.2.2 The calculation scope is half of the construction area.
A) The corridor and eaves gallery connected to the house and covered without columns shall be calculated as half of the horizontal projection area of the periphery of the enclosure structure.
B) If the porches, carports and sheds with independent columns and single-row columns are permanent buildings, it shall be calculated as half of the horizontal projection area of the upper cover.
C) The balcony and corridor that are not closed shall be calculated as half of the horizontal projection area of the periphery of the enclosure structure.
D) Outdoor stairs without roof shall be calculated according to half of the horizontal projection area of each floor.
E) The permanent overhead corridor whose top cover is not closed shall be calculated as half of the peripheral horizontal projection area.
3.2.3 The scope of construction area is not calculated.

3.3 Calculation of land area
3.3. 1 Measuring range of land area The land area is measured in hills, including housing area, land area for other uses and land area of various types.
3.3.2 The following land is not included in the land area:
A) Cold alley, roadway or gap with unclear ownership.
B) Public land such as roads, streets and lanes within the municipal jurisdiction.
C) Rivers, ditches and sewage ditches for public use.
D) The land that has been requisitioned, allocated or belongs to the original real estate license needs to be used for municipal construction with the approval of the planning department.

3.4 Method and accuracy requirements of area measurement

3.4.2 Field distance method

3.4.3 Graphic method can be used to measure the area on the drawing, such as meter-integrating method and geometric figure method. The area measurement on the drawing shall be carried out twice independently. B3 3 Sharing method of shared building area
A) The allocation method of shared construction area of residential houses is based on residential houses. According to the method and calculation formula of B2, the shared construction area of each house is obtained according to the interior construction area of each house.
B) Allocation method of commercial and residential shared floor area First, according to the different functions of residential and commercial buildings, the shared floor area of the whole building is divided into residential part and commercial part, that is, the shared floor area of the whole building obtained by residential part and the shared floor area of the whole building obtained by commercial part.
