? Let's talk about the initial intention of being a homestay. First of all, starting a business is something I wanted to do when I was in college. I was familiar with the homestay because of my small investment, so I chose to start a business in a homestay. Secondly, I worked as an intern in the housekeeping department and the front office of MGM Sanya Hotel, and learned about the two core processes of the hotel. Thirdly, I have worked as an intern in Haidilao, and I know how to achieve customer satisfaction by product design, service process and details accumulation. Fourthly, I have worked in Ant short rent for more than half a year, and I know some big data of B&B. I have extensive "amateur" experience to support B&B. Fifth, I have a sum of money given by my parents, which allows me to go surfing once. Sixth, traditional hotels only have products, but no services, and I want to build a hotel with "temperature".
the preparation for the homestay is very hard, which is similar to opening a new hotel. Housing site selection, rent negotiation, housing decoration, supporting facilities, water and electricity property management, maintenance and repair, followed by housing platform online, housing promotion, housing orders and so on. I am so tired that I sometimes doubt my life. But fortunately, I carried it over, and these have become my bragging capital in the future. Because I chewed off the hardest bone, it was a strong sense of accomplishment. For a man, a sense of accomplishment is everything.
after two months' running-in, the rooms are on the right track. And I, too, am in an embarrassing situation where I only need to work for an hour or two every day. In the tourist season, business is good, and many places that need to be improved are lack of motivation to change because of the excellent situation. People are getting lazy and greedy. This is actually the hardest thing for me to adapt to. During my two years of work after graduation, I have been working very hard. I went to work half an hour early, made a good work plan, firmly completed the established work goals and worked diligently. It's really hard to work for an hour or two every day and then play freely.
the difficulty is that no one sets goals for you, and no one supervises your work (I started my own business). Most importantly, there is no one to fight with you! Maybe you are relaxed, maybe you have plenty of time to play, maybe you can entertain yourself, but you are lonely! The feeling is that you are disconnected from the outside world, and you are struggling alone. You will not set quantifiable goals for yourself, pay attention to dressing, go to work on time, and no one will relieve your loneliness. And the only thing that can alleviate loneliness may be to write out your inner thoughts and share them with others, which may produce some * * * sounds. Because I belong to the kind of person who talks too much, and I don't like chatting with people who can't talk.
actually, sharing is a good thing. As long as you have a good audience, you can share your thoughts, talk about problems that you can't figure out, and then you will figure it out. This kind of thing is too common. So I want to share some thoughts about B&B to relieve my inner loneliness. When no one can be an audience, they can only talk to themselves and take themselves as an audience.
a homestay is a very good thing. Fortunately, there are the following points: 1. It is a very cheap thing. Its cheapness lies in sharing. Booking a B&B for more than 4 people, the average price is much lower than that of a hotel, and the stay experience will be great. How cheap can it be? Airbnb charges 15% commission to the tenant and 3% commission to the landlord, which is 118% of the room rate. It's still much cheaper than a hotel. In a popular saying, if the platform is not subsidized (in fact, it is not only not subsidized, but also profitable), the price of the hotel can be cheaper than that of the hotel (if the platform is not subsidized, the price is actually similar to that of a taxi). 2. It can better solve the problem of individual needs of tenants and cope with the consumption upgrade of the accommodation industry. Compared with hotels, homestays can provide demand points such as kitchen, laundry, refrigerator and living room. Other things such as bus cards, fruit knives, mosquito-repellent incense, toilet water and so on can be provided easily. 3. It can reduce labor cost and pool cost. B&B only has guest rooms, but there is no front desk and public area, so this part of space and consumption can be saved. Because of the symmetry of information, the time of check-in and check-out of the hotel is known, which reduces the labor cost because it does not need a front desk. The only labor costs are cleaning and reception. 4. Due to the existence of the landlord of the hotel, the hotel can have a local guide. This is actually very important. When traveling abroad, you are a stranger. With the guidance of the landlord, you can rely on many things. Feel at home, but also allow tenants to experience the feeling of local life more. 5. China people's travel habits have promoted the development of homestays. China people like to travel in groups, so B&B is a very good choice. Because B&B has more living rooms than hotels, the advantages of B&B are very great.
Of course, homestays also have some shortcomings: 1. The quality of landlords and houses is mixed. Many people open homestays and simply share the rented houses to make money, but they are blank about the room design, room configuration, reception process and emergency handling of homestays. 2. B&B is very particular about the communication skills of landlords and tenants. The homestay is hard to find, and each room has completely different personalized characteristics, which makes communication particularly important. A little bit of communication is not in place, which can be said to have the effect of conan the destroyer on the accommodation experience. 3. The upfront operating cost is extremely high. Because there will not be too many houses in the early stage of the B&B, everything purchased in the room cannot be purchased in bulk, and the manpower and material costs invested in the early stage are high. In particular, the maintenance cost is the most. Of course, in the later stage of the operation of the hotel, the cost control can be shared through large-scale operation.
so I'm going to take the road of standardization and scale of homestays and learn from McDonald's: many people can make better hamburgers than McDonald's, but they can't sell them as well as McDonald's. Standardized product and service processes are more important than the richness of the product itself. Finally, I always regard Minsu's business as a business that will fail, but I want to see how big and strong I can make this brand before I fail.
in my opinion, the prospect of B&B is still good, after all, it still has a high profit space. But how to build a large-scale and standardized homestay will be the biggest problem. And I, as an entrepreneur, was born to solve problems!
