Chapter 18 of Tianjin Urban Planning Management Technical Regulations Building Height and Environmental Landscape Control

Article 140: In addition to complying with requirements such as clearance, building spacing, fire protection, and urban design guidelines, the height of buildings and structures must also comply with the provisions of this chapter.

Article 141: Buildings along both sides of major urban roads should pay attention to the integrity and continuity of the building interface.

Buildings along both sides of the river should maintain the permeability of the ecological landscape corridor.

Buildings along the perimeter of comprehensive parks and specialized parks should comply with urban design requirements and not affect the park landscape.

Article 142 The width of newly built residential buildings, office buildings and other buildings shall generally comply with the following regulations:

(1) The height of the main body of the building shall be greater than 100 meters and less than or equal to 150 meters, the height-to-width ratio is generally not less than 3.2:1, and the width-to-thickness ratio is generally not more than 1.3:1.

(2) If the height of the main building is greater than 80 meters and less than or equal to 100 meters, the height-to-width ratio is generally not less than 2.7:1, and the width-to-thickness ratio is generally not greater than 1.3:1.

(3) If the height of the main building is greater than 50 meters and less than or equal to 80 meters, the height-to-width ratio is generally not less than 2.0:1, and the width-thickness ratio is generally not greater than 2.0:1.

(4) If the main height of the building is greater than 32 meters and less than or equal to 50 meters, the height-to-width ratio is generally not less than 1.3:1, and the width-to-thickness ratio is generally not greater than 3.2:1.

(5) If the height of the main building is greater than 24 meters and less than or equal to 32 meters, the height-to-width ratio is generally not less than 0.8:1, and the width-to-thickness ratio is generally not greater than 3.2:1.

Article 143 The floor area ratio is the ratio of the total construction area of ??all types of buildings on the ground to the land area within the land use scope. Balconies, attics and municipal engineering construction facilities shall be included in the total building area. Under special circumstances, the floor area ratio is calculated according to the following calculated building area values:

(1) The standard floor height of residential buildings, residential apartments and mixed apartments is greater than 3.6 meters and less than or equal to 4.8 meters, regardless of floor Whether there are partitions in the floor, the building area calculation value is calculated based on 1.5 times the horizontal projected area of ??the floor; the standard floor height is greater than 4.8 meters and less than or equal to 5.4 meters, regardless of whether there are partitions in the floor, the building area calculation value is based on the floor Calculated as 2 times the horizontal projected area. Exceptions are made for loft-type residences, low-rise residences where the living room (hall) floor height is the same as the indoor height and for residential sloped roofs.

(2) The standard floor height of office buildings, office buildings, and hotel-type apartment buildings is greater than 4.8 meters and less than or equal to 5.4 meters. Regardless of whether there are partitions in the floor, the building area is calculated based on the horizontal projection of the floor. Calculated at 1.5 times the area; if the standard floor height is greater than 5.4 meters and less than or equal to 6.6 meters, regardless of whether there are partitions in the floor, the building area is calculated as 2 times the horizontal projected area of ??the floor. However, the entrance hall, lobby, atrium, inner corridor and lighting hall are excluded.

(3) The standard floor height of a commercial building is greater than 5.1 meters and less than or equal to 6.0 meters. Regardless of whether there are partitions in the floor, the building area is calculated based on 1.5 times the horizontal projected area of ??the floor; standard If the floor height is greater than 6.0 meters and less than or equal to 7.8 meters, regardless of whether there are partitions within the floor, the building area is calculated as twice the horizontal projected area of ??the floor. However, the entrance hall, lobby, atrium, inner corridor and lighting hall are excluded. For commercial buildings with centralized functions such as supermarkets, large shopping malls, specialty stores, restaurants, hotels, and entertainment, if a single space reaches more than 2,000 square meters, the building height can be appropriately increased according to functional requirements.

(4) If the floor height of buildings such as warehouses and industrial plants is greater than 8 meters, the building area shall be calculated as twice the horizontal projected area of ??the floor, unless there are special requirements.

(5) The roof surface of the underground part of the building is 1.5 meters or equal to 1.5 meters higher than the outdoor floor. The calculated building area is calculated based on the horizontal projected area of ??the floor; the roof surface of the underground part of the building is higher than the outdoor floor. If the outer floor is less than 1.5 meters, the building area will not be included in the floor area ratio.

(6) If the underground roof is used as a green space or outdoor venue, the covering soil or venue epithelium should generally not be 1 meter higher than the outdoor floor. If the epithelium of the underground structure is 0.5 meters or equal to 0.5 meters above the outdoor floor, the building area is calculated based on the horizontal projected area of ??the layer; if the epithelium of the underground structure is less than 0.5 meters above the outdoor floor, the building area is not included in the floor area ratio.

If items (5) and (6) of the preceding paragraph involve inconsistent elevations of the outdoor floor of the building, the elevation of the nearest urban road plus 0.2 meters shall be used as the outdoor floor.

Article 144: The height of fences along urban roads shall not exceed 1.8 meters and shall be installed through the air. Except for items with special requirements.
