New floor area ratio policy

Tighten the calculation index of floor area ratio and stop developers from "stealing" the area.

Original policy: Except for detached houses (villas) and commercial buildings requiring large space, if the height of residential buildings is greater than 3.0m, apartments (including serviced apartments) and office buildings are greater than 4.8m, and the height of commercial buildings is greater than 6.0m, when calculating the plot ratio index, the building area of this floor shall be calculated as 1.5 times of the actual building area; Among them, the living room, lobby, lobby, atrium, inner corridor, lighting hall, large conference room and other public parts of residential and apartment buildings are still calculated according to their actual construction area.

Policy Interpretation: This is the first time that the planning department of Nanjing has made clear the relationship between "storey height control and floor area ratio calculation". The previous calculation of floor area ratio was not stipulated, which tightened the calculation index of floor area ratio and blocked the opportunity for developers to "steal" the area.

The first clear definition of serviced apartment.

Original policy: The hotel-style apartment mentioned in this regulation refers to the architectural form with residential function, but it is different from the general residential planning and function. Hotel-style apartments can be built not only on the land of hotel-style apartments, but also on commercial office land or residential land.

Policy Interpretation: "Hotel Apartment" was officially renamed for the first time. In the past, "serviced apartment" was just a popular title in the real estate industry, and there was no official definition in the planning and real estate departments. This is the first time that the planning department of Nanjing has standardized the new architectural form of' serviced apartment' in order to facilitate unified management and sound development.
