Xue Lailin: Building a Real Estate Follow-up Support Service Group

Before the interview, the author had only a superficial understanding of Tianfu Square. I imagine that the chairman of this group is a successful middle-aged man. I never thought Mr Xue was a typical "post-80s generation", which made me more curious as a post-90s generation, how he became the leader of a group.

Reporter: Hello, Mr. Xue, according to the development plan of Baotou Municipal Government, the new government and its office have been moved to Jiuyuan District, that is, the new city, and the Baotou Metro Command Center, which has been receiving much attention, is also located on the south side of Tianfu Square. Then please talk about the overall planning of Tianfu Square in combination with its geographical location.

Chief Xue: First of all, the starting point of the whole planning of Tianfu Square is relatively high. When we planned the whole city of Baotou with land, we were forward-looking. When there was no large office complex in Baotou, we planned an office complex of nearly 200,000 square meters. According to the current office situation, our position in Baotou market is still very high. In addition, we have planned more than 30,000 square meters of underground parking lots with nearly 3,000 parking spaces on the ground. At present, it is the largest business office area in Baotou, which cannot be replaced by other projects, and the market also recognizes us. In the southwest corner of the project, 1 high-class business hotel, 3 high-class residential buildings and 1 professional catering complex are planned, and there are also training centers and conference centers in the planning. The whole project is close to the main roads of Jianshe Road and Jianhua Road, and what we want to build is the CBD of Baotou.

Reporter: What stage has the Tianfu Square project entered? What product types are being promoted at present?

Chief Xue: Tianfu Square has entered the final stage, and all the projects have been completed. Will immediately enter the stage of handling property rights, and all relevant acceptance procedures have been completed. At the final stage, we can't talk about major projects. Our remaining products are mainly office buildings, which have sold nearly 90%. Because we are self-sustaining in commercial facilities, there are office buildings and some loft apartments on the market at present.

Reporter: As we all know, Jianshe Road and Jianhua Road have begun to develop in an all-round way and become mature. Could you please introduce the development prospect and appreciation potential of Tianfu Square?

Chief Xue: Before talking about the future development prospects, let me talk about the positioning of our project before. As far as we know, the urban planning of Baotou is very distinctive, with the urban area at both ends and the suburbs in the middle, so some space for urban development is reserved. When we came to Baotou, the government invited investment to recommend a piece of land to us. We folded it in half according to the city map of Baotou and found that the current position is the geometric center of the urban area. From the perspective of urban development space, there is a lot of room for value-added, one in three to five years or 10 years. It was the suburbs when the land was taken, but the future development will be the city center. In Baotou market, when the market is good, the office price of the main road of Steel Street can reach 1.2 ~ 1.3 million. As the supporting facilities in the new urban area become more and more mature, the current prices of office buildings like ours are all above 6000. As long as the big economy improves, the price is likely to double in the next 3-5 years.

Reporter: Mr. Xue, I have seen some development history of Minrongxiang Group and yourself before, and briefly introduce some future development plans and layouts in Baotou market to netizens and people who are concerned about Minrongxiang Group.

Mr. Xue: My personal experience is not too complicated. At first, I worked in a state-owned real estate enterprise. Five years later, the first project I got was in Luoyang, Henan Province, which basically went smoothly. Later, I came to Baotou through attracting investment. Having experienced similar urban planning and development, I have a hunch that the Tianfu Square project recommended by the government should be very promising.

Reporter: You just introduced the future development plan of Minrongxiang Group to us. As we all know, a collective without faith is like a soul without progress. In this regard, could you please share with us the core corporate culture and set forward goals of Minrongxiang Group?

Chief Xue: Since 20 14, we have been exploring the transformation of corporate culture. In the increasingly fierce market competition, our company of this type and scale will face the danger of being eliminated in the future, so we are committed to transforming into a company that mainly supports the follow-up. In operation, we put forward the enterprise concept of "a century of prosperity" to build a sustainable enterprise. We hope to broaden our horizons while pursuing evergreen career, and aspire to become a first-class comprehensive service-oriented industrial group company in China. As a growing company, we are eager for talents. We hope that more young, passionate and loyal talents will join us to grow, develop and share together, and we hope to form a stable management team, gradually broaden and expand comprehensive services and form a service chain.

Reporter: 20 16 is almost over, and 20 17 is coming soon. As a veteran of the real estate industry, how do you view the 20 16 Baotou real estate market? What do you think of 20 17?

Mr. Xue: As far as the market and development of Baotou are concerned, objectively speaking, the current development prospect is not very optimistic, because the population base of Baotou is too small, and the population growth in recent years is slow and the space is limited. Our transformation is also based on this. At present, the real estate market in Baotou is developing steadily, but it is relatively immature. We hope to set an example for our peers through the Tianfu Square project and the subsequent supporting projects. We mainly focus on office buildings, and many people reject this investment product, especially the form of shopping mall leaseback in recent years, which is basically impossible to realize in the later period. We focus on the follow-up matching of real estate, in order to let our peers and sales staff see that we are not only selling real estate, but also leaving after development. What we need to do is to make the whole market have confidence in this investment product, and let people or investors who trust us see us together from the subsequent operation. Now, no matter from the geographical location or the maturity of the project, we can do it, and we will certainly do it. In 20 17, the real estate market in Baotou was not very optimistic except for the new urban area. With a limited population base, people gathering in new urban areas, whether living or spending, will certainly have a certain impact on other areas.

Regarding the planning of 20 17, Baotou will not consider other new projects for the time being. The next step is to operate Tianfu Square. In addition to rewarding the owners, it also wants to be a resource alliance of enterprises, which is more meaningful for our future development. Most of our corporate customers, the next step will be to use our resources to integrate customer resources, on this basis, expand to a certain extent, and open up the regional market in Inner Mongolia in the form of a service platform. This model belongs to the extension of real estate matching. At present, everyone's experience is getting less and less, so we will make use of existing resources to explore. If this model is possible, we will do supporting real estate and provide living and commercial services in the future.

Reporter: As a professional engaged in real estate for many years, what do you think is the biggest industry gain and experience?

Mr. Xue: Not a professional. There are many seniors in this industry, and there are still many places to learn. My personal harvest is: for this kind of residential products, many people have spent their life savings, or even the savings of two or three generations to buy a house. What they get is touching satisfaction, and we have a sense of accomplishment in our hearts. Experience I think: the society is developing too fast and there are too many projects to be done. Personally, I don't think we can do real estate blindly. The market is different, unlike what we used to do as long as we took the land. The future of real estate must be a market segment. In the case of integration, we should reposition the project and make what products according to factors such as land location. Now considering whether it can be integrated into resources, I think so.

Postscript: During the whole interview, what impressed me most was that Mr. Xue always emphasized that "the demand of customers is our pursuit". He doesn't simply provide houses for clients. What he did was to make all investors get a return. We say, "Don't forget your innovative spirit, so as to achieve your ultimate goal". What is the initial heart? As a real estate businessman, the trust and experience of customers is what we have been pursuing.
