How to write the housing survey report?

how to write the housing survey report? Let's take a look at Xiaobian's sharing today.

The housing survey report can be described from three aspects. First, it can describe the purpose of the survey report; second, it describes the specific process and data of the survey; and third, it describes the results and analysis of the survey report.

model article 1 of the housing investigation report:

in order to fully grasp the current situation of housing construction in Luojia Town in Qingshan Lake District and ensure the smooth implementation of the overall urban planning, the municipal government decided to conduct a comprehensive survey of housing in Luojia Town in Qingshan Lake District according to the Urban Planning Law of the People's Republic of China, the Urban Real Estate Management Law of the People's Republic of China and other laws and regulations. In order to do this work well, this implementation plan is specially formulated.

1. Scope of census

All bungalows, second-floor buildings and buildings above the second floor in the "village in the city" in the 18 administrative villages under the jurisdiction of Luojia Town in Qingshan Lake area should be surveyed.

II. Contents of the census

The contents of the census include the housing location, building area, building structure, planning permit, house ownership certificate, land certificate and the decoration of each house.

III. Census Method

This census is led by the district government, and Qingshan Lake District and the Municipal Housing Management Bureau are responsible for the census of houses under the jurisdiction of Luojia Town. Each census team consists of 4 people, composed of the staff of Luojia Town Urban Construction Office in Qingshan Lake District and the staff of each administrative village committee. The personnel of each administrative village are mainly responsible for propaganda and mass work, ensuring that the census group can enter the door in time; Luojia Town Urban Construction Office personnel are mainly responsible for the technical work of census to ensure the quality of census work. Each census team will check street by street and door by door, fill in the census registration form item by item, draw the current situation map, and take detailed photos of the housing situation and decoration. Unified summary after the census, the establishment of files.

fourth, census steps (census is divided into four stages).

stage 1: mobilization preparation stage (October 1st-October 5th).

(1) The mobilization meeting for urban housing census was held on May 14th, so that all the people who participated in the census could unify their thinking, raise their awareness and enhance their confidence and determination in doing this work well.

(2), it is to do a good job in census propaganda. Make full use of radio, announcements, special meetings and other forms to publicize the purpose, significance and requirements of the census to the villagers, unify their understanding, and actively cooperate with the housing census work.

(3) Prepare measuring instruments, various forms, photographic equipment and other items for the census, set up a headquarters, and implement census funds.

(4) It is to scientifically group census personnel and clarify their respective responsibilities.

(5), is to do a good job in personnel training. Hold training courses for all staff to learn the methods of filling in forms and the technical requirements of census, and announce the census discipline.

second stage: implementation stage (October 6th-November 5th).

(1) The principle of centering on the completion of streets, putting ordinary houses first and family homes in bungalows later, is gradually pushed to the periphery, and the household registration rate must reach 1%.

(2) carefully and carefully measure the existing houses, accurately record the main data such as the location, area, structure and decoration status of the houses, and draw a schematic diagram of the current situation.

(3) Take photos of the current houses. Photographing should fully reflect the whole picture of the main structure and subsidiary structure of each house, and all the current situation should be reflected in the photos. Every photo must be photographed with the number of the house for filing.

(4), carefully check the certification. The issued land certificate, planning certificate, real estate license and valid bills without a license shall be carefully examined by the census team, and after verification, the census team shall personally copy and file them in order to identify the legal status of their houses. The issued documents shall not be copied by myself, and if they are not produced, they shall be treated as undocumented.

(5), strictly implement the responsibility system. In the process of census, the district headquarters should regularly check the census quality of each group, find problems and solve them in time, and constantly strengthen organization, coordination, supervision and inspection.

the third stage: filing and filing stage (November 5-November 25).

according to the principle of one household, one file, one residence (village), one volume, one place and one cupboard, the census registration form, photos of each household's current house and decoration photos are uniformly filed and sorted.

stage iv: inspection and acceptance stage (November 25th-December 7th).

after the completion of the census task, the government of Qingshan Lake District set up an inspection and acceptance team to conduct inspection and acceptance according to technical standards. Acceptance shall be carried out according to the following standards:

(1) Within the scope of the general survey, the actual registration rate of houses shall reach 1%.

(2) Taking households as the unit, the survey items and data of houses are complete and accurate, and the error of each household's construction area is not more than 2%.

(3) The census registration form is true and complete, with no mistakes or omissions; Photographs and materials can reflect the current situation of each house in the whole courtyard.

(4), the town is divided into administrative villages and natural villages, and the census house number is established, so that the card (information directory card), table (surveying and mapping data table), map (house plan) and photo (on-site photo) are consistent. V. Discipline and Precautions

(1) Seriously organize discipline, implement attendance and leave cancellation system, and ensure the relative stability of personnel.

(2) Pay attention to working methods, conscientiously do ideological work for the masses, and guide the masses to actively cooperate.

(3), insist on seeking truth from facts, go deep into the reality, go deep into the village households, and understand the real situation.

(4), to high standards, strict requirements, to ensure time and quality.

(5), clear responsibilities, for dereliction of duty, fraud, serious accountability.

(6), writing should be neat, form filling and drawing should be clear and standardized, and relevant materials should be comprehensive and informative.

(7), obey the leadership, obey the command.

equipment: a tape measure, black gel pen, drawing board, white paper, camera, red paint and paint brush.

VI. Measurement Basis

National Standard GB/T 17986-2 of the People's Republic of China

VII. Practice Steps

(1) Measurement of the floor space of the house

The side length was measured back and forth with a tape measure, and it was measured twice by different people, and the side length was read in centimeters, which was poor. Record the corresponding side length data and draw a rough sketch on paper.

(1) The height of the building. The floor height of a building with a calculated construction area shall be more than 2.2 meters (including 2.2 meters, the same below).

(2), external wall. For the external wall of the same floor, there are both main wall and glass curtain wall, the construction area shall be calculated based on the main wall, and the thickness of the wall shall be calculated according to the thickness of the main wall. When the wall thickness of each floor is different, it will be calculated separately by layers. Metal curtain walls and curtain walls made of other materials shall be treated with reference to the relevant provisions of glass curtain walls.

(3), sloping roof. The roof of the house is of inclined structure, that is, if the roof is sloping, the building area shall be calculated for the part with a height of more than 2.2 meters.

(4), irregular enclosure. If the horizontal projection of the periphery of balcony, gallery and overhead corridor exceeds the outer edge of the bottom plate, the construction area shall be calculated by the horizontal projection of the bottom plate.

(5), deformation joint. Expansion joints and settlement joints that are connected to any side of the room, have the general conditions of the house and can be used normally shall be calculated as the construction area.

(6), non-vertical wall. For houses with inclined, arc-shaped and other non-vertical walls, the construction area shall be calculated for the parts with a height of more than 2.2 meters. If the wall of the house leans outward beyond the outer edge of the bottom plate, the construction area shall be calculated by the projection of the bottom plate.

(7) Space under stairs. If the building area of stairs has been calculated, the building area will no longer be calculated whether the space below it can be used or not.

(8), public * * * channel. The ground floor of a building facing the street or under a porch is used as a public street, regardless of whether it has columns or a maintenance structure, the construction area is not calculated.

(9) Houses with two floors or more. The building area of two or more floors shall be calculated according to the relevant provisions in the Code for Property Survey.

(1), buildings that are not connected to the interior. Buildings similar to balconies, verandahs and verandahs that are not connected with the interior are not included in the construction area.

(11), outdoor stairs. The construction area of outdoor stairs is calculated according to the sum of the horizontal projection areas of each floor.

In addition, the part of the house that has the function of use, but the floor height is less than 2.2 meters, should be clearly defined in the registration of house ownership.

(2) Calculate the building area and the errors in the area.

calculation of usable area. The size obtained by measuring the interior of the room is the size of the room axis minus the thickness of the wall and plaster, and cannot be used as the size in the area. In other words, the area calculated according to this size is not the usable area. The usable area is calculated according to the axial dimension and the internal dimension of the room excluding the structural thickness dimension. Generally speaking, when the load-bearing wall is a brick wall, the structural thickness is 24cm, the structural thickness of the external wall in cold areas is 37cm, the structural thickness of the concrete wall is 2cm or 16cm, and the non-load-bearing wall is 12cm, 1cm and 8cm. Generally speaking, the axis is located in the middle of the wall, and the middle sides are half the thickness of the wall. The plaster thickness of white plaster is generally 2 ~ 3 cm (it should be marked in the specific drawings).

the measuring position should be 1 ~ 1.2 meters above the ground. For a room with axis size of 36cm, the measurement result should be 36-2-2.5×2=335cm. Based on this, the axial dimension of the room can be calculated to be 36cm and the calculated dimension to be 34cm. If the size error is within a few centimeters, it means that the plaster thickness is inaccurate and uneven, and generally does not affect the axis size and the internal size of the room.

VIII. Summary of internship

Surveying is an accurate work at first. Through studying surveying in class during my school days, I have formed a basic and theoretical outline of surveying in my mind, and the purpose of internship is to link these theories with practical engineering. Surveying is a science that studies the shape and size of the earth and the points on the ground. Essentially, the main task of surveying is to determine the position of the ground target in three-dimensional space and its changes with time. In the information society, the role of surveying is becoming more and more important. As the foundation of the earth information system, surveying results provide the most basic spatial position information. To build information superhighway, basic geographic information system and various thematic and professional geographic information systems, it is urgent to establish a survey database and survey result information system with unified standards. Therefore, surveying has become the most reliable and accurate means to acquire and update basic geographic information. There are many classifications of surveying, such as general surveying, geodesy, photogrammetry and engineering surveying. As students of architectural engineering department, we should learn all aspects of surveying. The foundation of surveying and mapping is the foundation of these professional knowledge.

Through this training, I realized that it is far from enough to complete a surveying practice by one person's strength and conception, and it is impossible to do the work well. Only the cooperation and unity of all members of the team can make the internship complete quickly and efficiently. As the saying goes, "Three heads are better than one, and Zhuge Liang is the best." Only we can unite, and no difficulty is any more. In addition, this survey practice has also cultivated our team's ability of division of labor and cooperation, enhanced the feelings between students, deepened friendship and brought some original "strangers" closer together. Of course, in the internship process, we will inevitably encounter some bumpy things, which make everyone unhappy, and each has its own methods and opinions, but we can communicate and communicate in time, and the wrong party is not so stubborn, and the right party is not so ostentatious, forgetting yesterday's unhappiness and welcoming the new sunrise! Of course, I also believe that another purpose of the school's training is to enable each of our students to complete a job independently, and then rotate after achieving the corresponding exercise effect, so as to achieve the goal of * * * together, instead of simply grabbing time, catching up with the progress, and calling it a day. At this point, our group is very serious. Each team member independently observes and draws each sketch, records each data, and solves problems in time. If you don't check the previous step, you will never measure the next step, so that you can check it step by step. After you come back, you will have to make an accurate calculation in the office, because this will not only prevent the accumulation of errors and find them in time, but also improve the efficiency of measurement and avoid the inaccuracy of measurement. Even if we re-test, we have a rigorous attitude. If we make a mistake, we will rework it and never be careless. We know that what we need in engineering is carefulness, patience, perseverance and a rigorous attitude. So we have been overcoming the shortcomings of the past and moving forward step by step! On the first day of internship, we realized that internship is not so easy. We don't know how to start our task, what to do tomorrow, and there is no good plan for the internship. There is no clear division of labor among the four team members, which leads to inefficiency in doing things. A series of questions suddenly came before us, and I felt that this was a powerful challenge for me. Although we were inefficient on the first day, our group started work from 6 am to 7 pm together, which was two hours later than other groups. We spent a lot of time getting familiar with the practice operation, and everyone was very tired when we finished work that day. When we had dinner together in the evening, we summarized the problems in the internship that day and determined the specific division of labor for everyone's future internship. At the same time, we also plan together
