We can analyze several areas around Xi 'an where university towns may be established in the middle and late 1990s.

First of all, let's talk about the grass beach area closest to Xi 'an. Caotan area is located in the south of Weihe River. At that time, there were several famous large enterprises such as Huashan Factory and Hongqi Machinery Factory. Under the circumstances at that time, these old state-owned enterprises occupied a large area and there was no possibility of selling them for the time being. In addition, there is a famous effect called herding effect, which mainly means that people will have herd mentality. Once Chang 'an University Town becomes famous, it is inevitable that some universities will follow.

It is also because Chang 'an County is divided into regions, and this region also needs to introduce a large number of universities to promote the development of this region, which makes Chang 'an District attract those universities in Xi 'an and set up new campuses in this region, while those universities in Xi 'an are located in crowded urban areas and want to expand their own schools. Fourth, the traditional development direction before Xi 'an.

During the Republic of China, Xi 'an was still in the city wall, and then it began to develop slowly, but the main development direction was south, and then Xi 'an developed to the South Third Ring Road. It may be that at the stage when Xi 'an universities choose to build new campuses, Xi 'an's main development direction is still south, which leads to so many universities choosing to build new campuses in the whole region. However, the development direction of Xi 'an hotspot now is the direction of Xixian New Area to the west and north.

The transportation is relatively convenient and the land price is cheap.

Chang' an District has been a dependency of Chang' an since ancient times, known as the capital city, with convenient geographical transportation. Since ancient times, it has been the home of relatives of the royal family in Fan Chuan and Shanglinyuan, a royal hunting ground, and there are many ancestral temples of China Buddhism and other cultural gatherings. Zhong Nanshan in the south has beautiful natural scenery, which is the best choice for urban development of university campus. It has little to do with who or what policy.

According to the development plan of Xi City, Chang 'an District can't catch up with Xixian New Area, and the new campus of Jiaotong University seems to be in Xixian New Area!

The cheap land near the main city is mainly concentrated in Qu Wei, the capital city bounded by the Western Avenue. The low price of Yanta in Nan Chang 'an Road is far from the low price, even if the demolition and resettlement standards vary greatly.
